The Testing and Regulatory Affairs Division in Ann Arbor and the Advanced Vehicle Design in Carlsbad complete the competence center.

The Site Operations Manager position will be the point person for all onsite facility related topics in a specific region to ensure that site operations are handled efficiently and effectively.

Job Responsibilities:

    • Responsible for the site operation of the Long Beach and Carlsbad sites.
    • Oversee facility service provider and daily tasks related to fulfilling maintenance and service requests.
    • Manages the annual budget and financial reporting to the business, management and finance teams. Drives cost efficiency improvement initiatives.
    • Lead restacks, consolidation, relocation and building TI projects.
    • Oversees project scope and programming, describing the objectives, physical requirements, parameters, and constraints of the project, including not only the user’s functional needs but also the business needs including operation, maintenance, energy efficiency, safety and quality standards. Collaborate with stakeholders and shared services team members. This includes their region and other RDNA locations.
    • Manages the review and approval process with leadership and stakeholders to ensure appropriate approvals of all design work from programming through final construction documents and related field changes and changes in scope.
    • Maintains communication on a regular and timely basis with leadership and stakeholders regarding site-related work and projects on status, open issues and action items.
    • Manages CapEx projects and coordinates annual CapEx asset inventory.
    • Responsible for space planning and moves/adds/changes using space planning and/or CAD software tools.
    • Support the Security Site Officer with audits, access system and inspections.
    • Manage on-site vendors for café operations, amenity programs, security and other facility-related services.
    • Provide support and guidance for construction projects and special facility requests by the business.
    • Maintain and align Real Estate Database and portfolio, ensure compliance with lease agreements.
    • Has oversight of Landlord/Property Management relationship.
    • Acts as a point of escalation in managing building emergencies.
    • Support local SHE (Safety, Health, Environmental) with site specific topics, environmental programs, emergency response and security initiatives as needed.
    • Other duties as required.

Minimum Qualifications:

    • Bachelor’s Degree in Business or Engineering
    • 5-7 years of experience
    • Basic knowledge of OSHA, CAL/OSHA laws related to work place safety and facility management
    • Ensure compliance with safety, health and environment regulations
    • Detail oriented; good verbal, presentation and written communication skills
    • Proficient PC skills including knowledge of Excel, PowerPoint, Word,Outlook
    • Ability to work with diverse cultures
    • Financial skills for budget planning, forecast, variance reporting, project budgeting
    • Maintain files for compliance reasons and for potential audits
    • Excellent interpersonal skills with customer service attitude
    • Able to work on limited scope problems independently
    • Able to follow procedures, guidelines, and directions when analyzing situations
    • Strong customer relationship skills
    • Valid US Driver's License

Preferred Qualifications:

    • Facility Management experience
    • Project Management experience
    • AutoCAD and space planning a plus
    • OSHA, CAL/OSHA Training Certificate a plus
    • Expert level MS Office Suite ability
