What you will be responsible for:
We are seeking a skilled Purchasing Manager to join our dynamic Purchasing Department. This role is pivotal in sourcing and managing subcontractors for various stages of our single-family home projects, ranging from demolition and excavation to module installation and finishing works. 

What You’ll Do:

    • Subcontractor Sourcing: Identify, evaluate, and select subcontractors who align with Aro Homes’ quality standards and sustainability goals. Coordinate & process project Statements of Work (SOWs) and Requests for Proposals (RFP’s). This includes subcontractors for (but not limited to): Demolition & recycling of existing structures, site excavation, utility connections and preparation, foundation construction, module setting and stitching, finishing works including plumbing, electrical, drywall, and painting, roofing, solar, and landscaping.
    • Scope Development: Ability to read architectural, structural, and civil plans and create scopes of work for trade specific subcontractors: This work involves: Consolidating trade specific scopes from various plans and specs for inclusion in RFPs. Identify and list areas of scope to be included in each subcontractor scope. Work with shop drawings and Field Installation Drawings to define trade scopes. 
    • Contract Management: Negotiate terms and conditions of contracts, ensuring clarity and adherence to project timelines and budgets. 
    • Quality Assurance: Implement rigorous standards and performance metrics to ensure subcontractors meet or exceed our specifications. 
    • Project Coordination: Collaborate with project managers and other stakeholders to ensure seamless integration of subcontracting work into main project plans. 
    • Compliance and Safety: Ensure all subcontractors comply with local, state, and federal regulations, including safety standards and building codes. 
    • Innovation and Sustainability: Actively seek out subcontractors who utilize innovative practices and materials that contribute to sustainability and efficiency. 
    • Lean Construction: Ensure subcontractors either have Lean Construction experience or are willing to learn. 
    • Budget Management: Monitor and control subcontracting costs within the framework of the project budget. 

Skills & Qualifications:

    • Growth mindset. 
    • Bachelor’s degree or equivalent experience in Construction Management or a related field. 
    • Minimum of 3 years of experience in subcontractor procurement, ideally in single family residential construction or a related industry. 
    • Minimum of 2 years of experience with a general contractor’s preconstruction or estimating operations.  
    • Strong knowledge of the construction process, ideally modular housing projects. 
    • Proven track record of successful subcontractor management and negotiations. 
    • Experienced in translating detailed architectural plans, specifications, and technical documentation into clear and comprehensive scopes of work for subcontractors.  
    • Excellent communication, problem solving and interpersonal skills. 
    • Proficiency in project management software and tools. 
    • Experience working with lean manufacturing processes and principles. 
    • Deep commitment to sustainability and innovative construction practices.

$90,000 - $130,000 a year
