What you will be responsible for:
Aro Homes is seeking a highly motivated and collaborative Real Estate professional to join our team as an Acquisitions Analyst. This role requires extensive experience in evaluating residential properties and will play a pivotal role in supporting our Acquisition Lead. The Acquisitions Analyst will be instrumental in enhancing our property intelligence, underwriting potential lots, and leveraging market intelligence tools to manage and expand our property pipeline. Additionally, the Acquisition Analyst will operate autonomously to conduct advanced land use and financial evaluations, engage in due diligence activities such as conceptual land planning, and perform analyses related to environmental factors, utility systems, and property titles. You will report to the Director of Acquisitions and will partner with the Project Development team, Site Operations and more.
This role requires a detail-oriented and proactive individual capable of building and managing relationships with various stakeholders, interpreting regulatory requirements, and ensuring property feasibility and compliance. This role demands a deal-focused individual who is well-versed in the intricacies and obstacles of the local land market amidst the present real estate conditions. The ideal candidate will possess a strong foundation in land planning, zoning, reading plan sets and real estate. Additionally, they should be adept at leveraging current trends and adapting acquisition analyses to reflect these dynamics.
What you’ll do:
- Conduct comprehensive site assessments and determine land development costs in collaboration with the Development Management and Site Operations teams.
- Cultivate and sustain positive relationships with local jurisdictions, community stakeholders, and municipal officials in operational areas.
- Establish and maintain productive working relationships with planning and building departments across relevant municipalities.
- Coordinate with arborists, crane representatives, and other vendors as needed for property acquisitions.
- Contribute to the growth and development of the brokerage community and advocate for Aro Homes.
- Assist the acquisitions team in evaluating new property opportunities.
- Assist in marketing and sales of our products as they go to market.
- Provide administrative support to the department as directed by the manager.
- Anticipate potential issues and proactively seek solutions to drive continuous process improvements.
- Assess craning logistics and identify potential site obstructions for prospective properties.
- Perform comparative market analyses & proformas on properties that meet our criteria.
- Conduct site visits to evaluate the feasibility of new prospective properties.
- Interpret and apply city building and planning codes for tentative lots.
- Review and adjust home layouts for test fits on new sites.
- Assess natural hazards, including fire, flood, and liquefaction, to identify potential risks associated with properties.
- Hybrid: 2-3 days onsite in South Bay Area or Mountain View Home Office.
Skills & Qualifications:
- Process driven approach with a strong attention to detail.
- Licensed California Real Estate Agent is a plus.
- Entitlement and Construction experience are required.
- Excellent communicator across mediums.
- Facility using project management software – Smartsheet's, Salesforce MS Project, etc.
- Strong interpersonal skills is a must; build and maintains strong working relationships with customers, co-workers, trade partners and local jurisdictions.
- 3-5 years' experience in Residential Real Estate with an emphasis on acquisition.
- Finance experience for managing/running proformas
- Ability to assess and make decisions about site specific conditions – property vetting, site obstructions, property valuation, etc.
- Valid driver’s license and a good driving record.
- Employment will be contingent upon successful completion of our DMV/background check.
- A strong bias for speed and track record with success.
- Strong organizational skills and ability to manage multiple projects at once.

$90,000 - $110,000 a year
