BASIC FUNCTION:  
 
·       Responds in a professional, polite, and helpful manner when dealing with customers.
·       Work directly with our clients, engineering leadership, and vendors to keep the building operational. 
·       Perform ongoing facility maintenance and complete repairs on various equipment.   
·       Perform minor repairs to Mechanical, Electrical, Plumbing (MEP’s) equipment. 
·       Ensure client satisfaction. 
 
MAJOR DUTIES AND RESPONSIBILITIES: 
 
·       Operates, maintains and performs maintenance of the central utility services equipment and systems, including but not limited to: Boilers, Water Treatment, Air Compressors, Chillers, Cooling Towers, Air Dryers, Pumps, Piping, Valves, Pneumatics, Hot Water Converters, DDC Controls, Heat Exchanges, Fuel Oil Systems, Natural Gas Systems, and Air Conditioning Units.
·       Proficient in Basic General Maintenance Duties  
·       Solid knowledge and skill in the safe use of hand and power tools and other materials required to perform repair and maintenance tasks.
·       Complete assigned preventative maintenance and reactive maintenance repairs.
·       Use the CMMS program in support of work performance. Foster a work environment that promotes energy conservation and continuous improvement of engineering functions. 
·       Learns, understands, and complies with fire, safety, and other emergency practices. Informs supervisor of any condition observed to be unsafe.
·       Maintain electrical power distribution and auxiliaries for the building’s lighting, mechanical, plumbing and control components including lighting maintenance.
 
·       Maintain proper operation during seasonal changes and recalibrate controls based upon seasonal conditions to assure energy efficient operation.
 
·       Record all pertinent data in building logbooks and makes all appropriate daily entries. 
·       Assist with surface preparation and painting, minor drywall, and wood trim repair. 
·       Maintain maintenance inventory and requisition parts and supplies as needed. 
·       Assists in emergencies as needed. 
·       Returns all work areas to a clean, neat, orderly, and safe condition. 
·       Participates in training directed at job-related skills compliance.
