Action Property Management, a premier management company, is seeking a 32 hour part-time Building Engineer in San Francisco.
The Building Engineer, under the supervision of the General Manager, is responsible for maintaining, correcting deficiencies, and/or making repairs to all "common areas" within the Association and for supervising the repair and maintenance work performed by third parties.
Job Responsibilities:
- Oversee, complete, and track the required maintenance tasks for all building components including: all HVAC, mechanical, electrical, plumbing, fire monitoring equipment, emergency generator equipment, building automation systems and other such maintenance required to maintain the building.
- Schedule and supervise all vendors that come on site. Ensure that all vendors are performing in accordance with their job description and expectations.
- Oversee all facets of the daily operation of the Building, ensuring compliance with HOA policies and regulations as required by code and regulatory enforcement agencies.
- Create, update, and complete all assigned common area work orders.
- Modify and optimize building control software as necessary.
- Assist in the preparation of RFP’s and scopes of work to solicit proposals and prepare analysis of bids.
- Respond to inquiries and investigate and resolve problems related to homeowner complaints.
- Assist in the annual budget planning process and regularly monitor expenditures.
- Obtain all permits or cause the inspection of all equipment as required by code.
- Examine machinery and equipment to diagnose trouble using basic mechanical tools and equipment. Disassemble machines and equipment and adjust, replace or repair broken or defective parts and pieces.
- Assist in the construction of capital improvement projects.
- Utilize proper safety precautions related to all work performed.
- Conduct and document an inspection of all common areas at least monthly along with routine project inspections as directed by the Supervisor.
- Inspect completed mechanical repairs for quality, safety, and proper operation.
- Conduct follow up inspection of items noted in need of maintenance or repair, including Annual Maintenance Report punch list items.
- Maintain the work order task log.
- Timely report project inspection results.
- Maintain the inventory of tools and supply.
- Implement and maintain a monthly preventative maintenance program tracking all scheduled maintenance for the building. Maintain records of all common area equipment.
- Maintain preparedness for emergency responses to floods, fires, power outages, earthquakes, and other disasters.
- Maintain certification as Alternate or Fire Safety Director.
- Respond promptly to project emergencies.
- Be a team player and contribute to the creation of an enjoyable, productive, and safe work environment.
- Display high morale, integrity, loyalty, and professionalism at all times.
- Be available for overtime in special circumstances to complete projects or meet deadlines.
- Maintain customer service standards as set by the Hospitality Department and General Manager.

Qualifications/Requirements:
- Must be at least 18 years of age and pass a pre-employment background check and drug screening.
- High School Diploma or GED Equivalent.
- Minimum of 5 years of On-Site Maintenance experience in mid or high rise commercial communities preferably in hospitality or property management.
Certificates, Licenses, Registrations:
- Valid CA Driver’s License.
- Valid Automobile Insurance.
- Certificate in HVAC or related field.
- EPA/608 license.
- Fire Pump Certification.
$40 - $40 an hour
Compensation: $40.00 Per Hour
Schedule: 7:00 AM- 3:30 PM; 4 Days Per Week + On-Call For Emergencies
