JOB PURPOSE
• Project manage the implementation of the retail strategy for Own Assets and 3rd Party assets
• Develop and ensure integrity of overall Asset Management Strategy of assigned assets
• Manage the assigned retail assets P & L and balance sheet
ROLES AND RESPONSIBILITIES
• Manage the implementation of the Retail Management Strategy across assigned retail assets
• Prepare detailed P&L statements for each assigned asset and consolidate financials for combined assets for the review of asset manager
• Project manage the delivery of development pipeline or transformation assets as required/assigned
• Perform in-depth financial analysis (IRR, ROI, ROE) on assets for asset acquisition, disposal or transformation Analyze market trends to identify opportunities for maximizing profits and asset investment.
• Assist in supporting the company’s growth initiatives by actively searching for investment and development opportunities.
• Review asset operations regularly, recommend adjustments when necessary, and ensure alignment with performance targets.
• Coordinate with PM Head to identify synergies and recommend strategies across various assets.
• Recommend asset-specific tactics and initiatives to optimize performance.
• Monitor and track monthly operational and financial targets in coordination with Retail GMs for assigned assets, identifying areas needing attention and recommending corrective actions.
• Provide inputs to SVP – AM to develop cross-retail strategies, determine rent pricing, establish leasing/tenant mix, and set KPIs for asset performance and customer satisfaction.
• Based on the specific assets under management, the Asset Manager will dedicate more or less time to:
o Development Mgmt (D’Hold Input/Advisory) : Build the pipeline of retail assets based on the business plan. Coordinate with AI-DM for the timely delivery
o Acquisition & Integration: Conduct market study for potential acquisitions and coordinate with investment management team for process completion; manage the post acquisition- integration activities
o Strategic Disposal (Advisory): Perform in depth financial analysis (IRR, ROI, ROE) on assigned underperforming assets and recommend for asset disposals
o Transformation: Build the business case for the transformation of existing assets and oversee the design & delivery of the projects on time within the budget
RELATED YEARS OF EXPERIENCE
Min of 10+ years of related experience in managing retail asset properties with annual revenue in excess of AED 1Bn million
YOE IN MANAGERIAL POSITION
Min of 2+ years of experience in a similar managerial position
FIELD OF EXPERIENCE
• Experience in retail management i.e., malls and community retail
• Strong exposure to GCC real estate market
• Experience in Property Management and respective remedial auctions
TECHNICAL AND INTERPERSONAL SKILLS
• Good analytical skills
• Good conflict resolution / managements skills
• Good communication, planning and organizing skills
• Demonstrated skills in building and maintaining strong relationships with internal and external stakeholders
• Excellent negotiation and persuasion skills

• Excellent relationship with major Middle East regional retailers
QUALIFICATION
§Bachelor’s degree in engineering, business or economics, MBA
