Allied REIT is looking for a Construction Coordinator to support the construction activities of our Central region.

What will you do?

    • Liaise with municipal authorities and utility providers regarding construction activity.
    • Ensure required project documents are created, approved and filed according to company policies and procedures.
    • Develop strong working relationships with all departments within the organization.

    • Financial
    • Generate financial reports and understand the status of various financial metrics and budgets.
    • Maintain all financial logs including tracking responses to outstanding reviews by consultants.

    • Change Management
    • Facilitate the development and maintenance of the change order log
    • Log, organize and track unresolved or disputed changes.
    • Provide relevant information and supporting evidence related to disputed or unresolved changes.

    • Project Closeout
    • Collaborate with operations throughout the transition.
    • Log and assist with close out warranty and maintenance documents and or manuals.

    • Tenant Coordination
    • Work closely with property managers and liaise with tenants during the construction process.
    • Understand leasing documents and requirements for tenant possessions.
    • Understand landlord work and Allied’s commitments per the lease.
    • Review tenant drawings and keep a database of tenant documentation.
    • Review Allied’s tenants’ construction manual and enforce adherence to this process.
    • Be accountable for the coordination and compliance across tenant contractors and base building contractors, ensuring adherence to drawings and specs.
    • Collect copies of all insurance documents from the TI Contractors and ensure they meet Allied’s requirements. Keep a log and file copies of all insurance certificates.
    • Attend coordination & OCC meetings with tenants.

    • Quality Control 
    • Lead the deficiency tracking and reporting program for the base building common spaces and tenant spaces.
    • Ensure tenant spaces meet the requirements of the lease prior to tenant possession.
    • Work collaboratively with the construction manager to identify and resolve outstanding deficient items. 

What are we looking for?

    • 3 years of progressive experience in Interior Design, Architecture, Commercial Construction, Engineering or Project Management.
    • Strong knowledge of construction methods, materials, practices, procedures and building codes. 
    • Strong understanding of construction terms, scheduling and planning concepts.
    • General knowledge of construction contracts, including: CCDC2 and CCDC5B & indemnity.
    • General knowledge of the development process.
    • Excellent Microsoft Office Suite, MS Project, Blue Beam and AutoCAD skills.
    • An assertive self-starter with the ability to work independently under minimal supervision.
    • Excellent organization, communication and interpersonal skills.
    • Strong attention to detail and a proven ability to consistently meet deadlines.
    • Ability to identify problems, overcome obstacles and recommend solutions.
    • Ability to prioritize, organize and coordinate multiple tasks and projects. 
    • Strong people skills.
    • Experience with Yardi is an asset.
