Anser Advisory is looking for an Asset Manager to join their team.

The CRE Facilities Asset Management Organization (FAM) manages all facility services and small cap programs as need for the above-described portfolio.  The objective of this position is to create a framework for the complete cradle-to-grave oversight of high-value assets. It involves a plan to acquire, operate, maintain, renew, and retire assets.

•The position will have responsibilities for implementing a comprehensive, portfolio-wide program to support the execution and delivery of Asset Management

•The Asset manager / warranty administrator works in conjunction with respective facility and senior facility managers to manage, maintain and operate

• CRE facilities and assets under their control. Responsible for the collection of up-to-date condition assessments on various core and non-core infrastructure assets and the regular updating of same. Oversees property management and physical condition of assets, including maintenance and small capital project needs and supports strategic sourcing with short- and long-term small cap projects.

•Must have an extensive knowledge of common practices, construction asset terminology, and the understanding of common building materials. Must have excellent computer skills to include Archibus and AutoCAD. Must have the ability to work with blueprints; establish and maintain effective working relationships with FAM staff; prepare and maintain detailed and technical records; research, collect, organize and analyze data, and prepare technical reports and recommendations; and the ability to articulate technical problems and work towards a resolution.

Essential Job Duties

    • Provides strategic monitoring and recommendations for HVAC and building automations systems, small capital improvements and replacement schedules and asset lifecycles, ensuring conformance with CRE standards and industry best practices. Reconcile physical inventory and investigate any inconsistencies.
    • Develops a fiscally responsible and technically accurate Small Capital Plan for assets to ensure assets remain in a state of good repair based on the facility condition reports, interactions with facility managers. The plans should have a 3-year minimum outlook to support strategic sourcing and capital planning for operations and maintenance.
    • Develop and coordinate long term refurbishment programs/routine/non-routine and mandatory maintenance programs for both preventative and corrective maintenance work within the current budget. Prepares estimates and specifications for procurement and supports the bid evaluation process.
    • Reviews small capital asset projects and establishes a priority program in conjunction with the small capital senior manager based upon available funding, facility reliability and critically of the asset to ensure occupancy and utilization of the portfolio of building assets.
    • Performs regular site inspections of facilities and buildings to evaluate the facility condition and establish and validate the scope of work required for small capital projects.  
    • Evaluates the warranty program for recently added buildings and assets to ensure repairs are not performed when manufacturer or contractor warranties are valid.
    • Adhere to all set company and client policies and procedures.
    • Coordinate any necessary issues with departments both directly and indirectly involved.

Education

    • Four-year degree in Business, or equivalent combination of education, skills and experience. 

Experience

    • 10 years previous asset and warranty administration management experience (I.e.HVAC
    • Minimum of 8 - 10 years in HVAC Facilities Maintenance 
    • Knowledge of construction contracts and specifications.
    • Familiar with the preparation and administration of budget requirements and reporting procedures.
    • Knowledge of procurement procedures
    • Ability to handle multiple projects and make decisions
    • Knowledge of Computer Maintenance Management Systems (CMMS) and work order software systems (Archibus)
    • In-depth knowledge of mechanical, fire safety, electrical, plumbing and control systems, which include all HVAC, electrical, pneumatic, fire alarm and suppression and plumbing systems.
    • Minimum of two years professional level CMMS experience

$130,000 - $175,000 a year
