Anser Advisory is looking for a Maintenance Planner to join our team.

 The CRE Facilities Asset Management Organization (FAM) has full responsibility of all building maintenance activities across the portfolio. The job responsibilities of the maintenance planner are to provide building maintenance scheduling and planning support for the FAM organization in conjunction with FAM operational responsibilities and coordination of small capital projects and asset management programs.

Responsibilities

    •        The planner analyzes work orders and other documentation to prepare time, cost, and labor estimates for services.   Computes cost factors and prepares estimates used for management purposes, such as planning, organizing, and scheduling work, preparing bids, selecting vendor or subcontractors, and determining cost effectiveness.  In addition, the planner works with the Procurement Accounts Payable team to requisition materials required to complete the jobs.

Job Duties

    • Analyzes work orders by size, urgency, skill set, location, complexity, and available manpower; and assist operations teams by issuing work orders in a sequential flow to individual technicians or work teams.  Coordinates the engagement and direction of appropriate subcontractors. 
    • Work closely with asset management and maintenance EPSC and craft services to stage materials, permits, subcontractors, tools, and other resources necessary to accomplish the work in the most productive manner possible. 
    • Develop, maintain and distribute work flow processes to the entire account team documenting how work is planned, scheduled and executed. 
    • Works with management team to optimize the mixes of planned and scheduled work, scheduled (but not planned) work, and unscheduled work.   
    • Provides regular statistical reporting to the management team and client showing quantities evidence of the productive use of the work force.
    • Adhere to all set company and client policies and procedures.
    • Coordinate any necessary issues with departments both directly and indirectly involved.
    • Provides regular statistical reporting to the management team and client showing quantities evidence of the productive use of the workforce. 
    • Determines appropriate predictive maintenance tasks.  
    • Trains the workforce in the use of predictive maintenance techniques.  
    • Analyzes predictive maintenance data for trends.  
    • Identifies corrective actions necessary in the maintenance planning process, presents FAM leadership and could supervise the corrective action as appropriate.

Education, Certification and/or Licenses

    • •7 years' experience in maintenance planning and scheduling with full understanding of facility maintenance and the maintenance process.

Experience

    • 3 years' experience with Archibus platform
$90,000 - $110,000 a year
