Anser Advisory is looking for a Trailer Program Advisor to join their team. This position supports the deployment of office trailers & storage units to support CRE and Operating Unit projects.  

Job Duties

    • Supervise installation including utility hook ups, furniture and meeting local judication requirements including permitting of new units as well as permitting and renewals of legacy trailers.  Oversee decommissioning and removal of units.
    • Develop business cases quarterly to identify any opportunities to reduce the number of assets based on utilization, economics and / or replace aged asset with smaller more efficient and economically viable as to sustain business needs. 
    • Ensure proper Project and/or Operating Unit accounting for rent and operating expense payments.
    • Regular bi-monthly inspections to ensure Trailers are safe, properly maintained, cleaned, and serviced.
    • Monitor performance of trailer/storage unit vendors and suppliers.
    • Manage trailer/storage unit contracts, track business terms, critical dates and rental payments.
    • Regular portfolio performance reporting including user utilization.
    • Maintain and cleanse portfolio database.  Develop and implement a trailer & storage lease administration system. Maintain and update process and procedure documents.
    • Maintain portfolio dashboard and databases.
    • Identify opportunities to eliminate excess trailers & storage units and initiate projects to build new permanent facilities for staff and storage.
    • Oversee furnishings of manned trailers.  Find opportunities to replace rental furniture and replace with Client owned furniture.
    • Regular portfolio performance reporting the Compliance and Regulatory Manager and Senior CRE leaderships team as well as Operating units.
    • Develop and maintain a standard lease agreement with trailer & storage container providers.
    • Regular interaction with vendors and Client Operating Units.
    • Develop business cases quarterly to identify any opportunities to reduce the number of assets based on utilization, economics and / or replace aged asset with smaller more efficient and economically viable as to sustain business needs. 
    • Develop and implement a trailer & storage lease administration system. Develop and maintain a standard lease agreement with trailer & storage container providers.
    • Validate, maintain and cleanse portfolio database.  Identify units without agreements.
    • Oversee vendor deployment and decommissioning of new office trailers & storage units. 
    • Regular physical field inspections of units performed quarterly, identify units not managed by CRE and provide detailed report on all trailers or storage equipment inspected each month. 
    • Audit trailer inventories and identify trailers, restrooms and storage containers not managed by CRE in the field that can be included in the portfolio.
    • Eliminate excess trailers & storage units and develop business case to build new permanent facilities for staff and storage.
    • Regular portfolio performance reporting.  Maintain and update process and procedure documents.
    • Installing, maintenance and decommissioning of trailers, restrooms, and storage containers.
    • Obtain and maintain all jurisdictional requirements and permits for all new and existing legacy trailers.
    • Obtain all rental/contract agreements. Store, abstract and provide dashboard:  business obligations, rental rates, critical dates, terms, options to renew.   Legacy units are missing and or have no contracts.
    • Develop a Standard Contract Rental Agreement with consistent terms and conditions.
    • Regularly check market pricing for rental rates.  Make recommendations to negotiate lower rates and terms for existing units.
    • Monthly management portfolio reporting.
    • Introduce strategies to optimize the portfolio – eliminate unused trailers, restrooms, and storage containers by relocating employees into facilities. Cost reduction strategies.
    • Identify opportunities to change out office furniture from rental to own - using client owned furniture.
    • Ensure regularly inspect the portfolio, physical inspections.

Qualifications

    • to 10 years of relevant Experience in an internal CRE environment managing leases,  mobile trailer program.
    • Bachelor's degree in applicable profession, business, or technical discipline or equivalent combination of education, training, or experience.
    • Certifications or memberships from one of the following professional organizations: PMI, BOMA, IFMA, CoreNet Global.
