Anser Advisory is looking for a Senior Facilities Manager to join their team. This position will supervise day-to-day facility services / multiple functions of building operations and maintenance for a facility, campus, or portfolio of buildings of significant complexity. This position has responsibilities to develop and maintain positive client relationships.  Conducts client meetings on unresolved facility issues in an expeditious and professional manner.  Communicates to clients regarding property profiles, emergency preparedness plans, site inspections, facility audits, work order progress reports, and other related reports and manages and coaches’ facilities staff to deliver excellent service levels for the client within budget.

Responsibilities

    • The Facility Manager will be expected to supervise / oversee clients EPSC performing small like for like equipment replacements, single skilled trade maintenance projects and other facility related project in or around or outdoors of their facilities being supervised / area of responsibility.
    • Develops and recommends strategic facility management objectives along with environmental health and safety procedures for facilities asset management operational management areas of responsibility.  Reviews various budget reports for multiple facilities in monthly operational management meetings or as requested by the principal manager, addresses customer satisfaction and resolves tenant facility issues.  
    • Direct and oversee maintenance programs relating to the interior and exterior condition and appearance consistent with CRE objectives. Communicate with staff to obtain input and recommendations that ensure operational and quality standards are maintained.
    • Review the portfolio’s performance on a continuing basis and establish proper measures of performance in accordance with established metrics and in compliance with the terms of the Management Agreement. Provide monthly operating report detailing current assessment of facility management performance - portfolio performance, budget variances and continuing operating initiatives.
    • Support FAM Leadership in the preparation of long-term strategy programs by continually seeking creative methods to increase portfolio operating efficiencies, decrease operating costs, drive cost savings and cost avoidance opportunities and provide an enhanced real estate environment for corporate client.

Essential Job Duties

    • Create and lead the appropriate monthly/quarterly/annual reporting systems and processes for performance to budget, supplier / vendor performance and relationship management and introduce industry trends and innovations to enhance the services to the tenants while maintaining a cost-effective solution of services reporting on continuous improvement practices, resolution management, and management of key metrics (KPIs, CPIs, etc.) and benchmarks. 
    • Implement and oversee policies and procedures for financially responsible facilities programs including preventive maintenance, small capital projects and landscaping maintenance needs, facility condition assessments and ensuring buildings remain safe, warm and dry environments for business operations through participating in condition assessments, asset planning, and long-range strategic planning, including support for the development of, and management against, our General Rate Case.
    • Monitor compliance with local codes and regulations regarding building safety and fire prevention with interaction with local and state agencies and other third party external clients for regulatory compliance such as construction, permitting and operating conditions.
    • Collaborating across CRE on new initiatives, particularly those designed to improve safety and productivity in the workplace.
    • Participating in cross-functional initiatives related to our industry, such as, but not limited to Disaster / Incident event management and response, business resiliency planning and event management, safety councils and initiatives, regulatory compliance, and transportation operations and customer initiatives.
    • Adhere to all set company and client policies and procedures.
    • Coordinate any necessary issues with departments both directly and indirectly involved.
    • Provides strategic direction for long-term facility asset management and maintenance plans within the Corporate Resources strategic and operating plans.  Accountable for key performance indicators and metrics that have broad Company-wide exposure and ramifications.  Reviews and approves long-term cost saving and sustainability strategies and sets the direction for energy efficient building design and use of recycled water.  Leads sustainability discussions for facility upgrades or remodels.  Takes responsibility for ensuring the Facilities team meets requirements of the Company, Operations Support and providing appropriate service to business partners within the Facilities portfolio.  Manages a diverse portfolio with significant budget responsibility.

Education, Certification and/or Licenses

    • Ten (10) years of experience in facilities management with direct technical oversight of budgets, forecasting, ensuring optimum performance of systems and equipment including mechanical, electrical, and/or structural.
    • Experience in the operation and management of Corporate Headquarters, Service Centers, High Voltage substations and/or mission-critical Data Center/Call Center environments.
    • Three years of experience leading/overseeing Contract/third-party managed services providers.
    • Experience in facility and workplace management practices and regulations, as related to both leased and owned facilities.
    • Experience reading, interpreting and working from blueprints.
    • Bachelor’s Degree in engineering, Technical Sciences, Facility Management, Construction Management or related fields, or a demonstrable equivalent of education, training, and experience.
    • Strong interpersonal and communication skills in building relationships and interacting with all levels of individuals, executives, managers, and contractors.
    • Facility management training and credentials such as IFMA or BOMA.
    • Certified in FEMA NIMS Emergency Management operations.

$130,000 - $190,000 a year
