ArsenalBio, a privately held, clinical-stage programmable cell therapy company engineering advanced CAR T therapies for solid tumors, is seeking a talented Facilities Lead to work onsite based in our South San Francisco office. 

ArsenalBio’s mission is to develop efficacious and safe cellular therapies for patients with chronic diseases, initially cancer. SUMMARY:  ArsenalBio is currently seeking a qualified facilities lead to collaborate with our site operations staff in ensuring the functionality, cleanliness, and safety of our buildings and grounds. In this role, the selected candidate will be responsible for overseeing all aspects of building functions and ensuring the operational efficiency and safety of our leased space in South San Francisco. Key responsibilities include conducting routine and ad-hoc inspections, coordinating with and managing contractors, planning and documenting maintenance work, supervising and monitoring onsite activities conducted by contractors and landlord staff, and serving as the primary point of contact for ArsenalBio's landlord and associated engineering staff.

Our ideal candidate is well-versed in facilities management processes, demonstrating strong multitasking and organizational abilities, and possesses a high level of engagement mindset. This position will directly report to the Associate Director, Laboratory Operations.

What You Will Do:

    • Building System Management/Maintenance:
    • - Oversee HVAC, plumbing, electrical, and mechanical systems.
      - Inspect, document, and repair issues related to electrical, plumbing, and other building services.
      - Drive day-to-day maintenance and support activities for the building.
      - Ensure the building complies with codes and conduct routine maintenance inspections.
      - Respond to after-hours facilities emergencies and urgent building maintenance issues.
    • Premises Management:
    • - Regularly inspect premises, document issues, and maintain general upkeep.
      - Supervise janitorial duties and monitor building and grounds maintenance.
      - Ensure facilities adhere to cleanliness standards and regulations.
      - Document emergencies and responses, conducting root cause analysis for future mitigation.
      - Prepare facilities for both long and short-term adverse weather conditions.
      - Prepare facilities for inspection compliance from internal and external audits
    • Facility Operations:
    • - Manage work orders, plan preventative maintenance, and coordinate with contractors.
      - Supervise and communicate with external contractors and vendors in installing, inspecting, and repairing building systems.
      - Schedule routine inspections and emergency repairs with outside vendors.
      - Establish excellent communication with the landlord to achieve facilities objectives
      - Contribute to process development, ensuring service and quality standards
      - Oversee security measures in collaboration with security vendors
      - Interact with building occupants to foster a professional environment.
    • Contract, Reporting, and Financial Oversight:
    • - Manage and review service contracts that support building infrastructure.
      - Create reports on maintenance, repairs, and safety.
      - Inspect completed work by vendors and contractors, documenting results.
      - Recommend maintenance, mechanical, electrical, and facility design modifications.
      - Develop costing structures for billable use/services
      - Manage budgets, records, and collaborate on budgeting initiatives.

What Will You Bring:

    • 6+ years of advanced mechanical and plumbing skills
    • Knowledge of HVAC and other building systems
    • General understanding of all facets of facilities maintenance and repair services
    • Capability to conduct preventative maintenance and repairs on diverse building equipment.
    • Possession of a Certified Facility Manager (CFM) credential or an equivalent qualification
    • Excellent time management and multitasking abilities with minimal supervision
    • Strong leadership and problem-solving skills with a notable attention to detail
    • Skill in cultivating positive working relationships and robust communication with ArsenalBio staff and vendors
    • Experience planning and maintaining facility budgets
    • Proficiency in successfully handling contracts 
    • Exceptional verbal and written communication skills with a focus in handling issues in a timely manner
    • Ability to perform physically demanding tasks, including lifting and moving heavy objects
    • Remarkable work ethic complemented by an engaging disposition and a strong entrepreneurial drive suitable for the startup environment.
    • Knowledge and skill regarding specialized biotech research needs from a facilities and building infrastructure environment

The estimated base salary offer for the preferred primary location of San Francisco Bay area ranges from $110,000-$135,000. Salary ranges for other locations may vary from this range.   Base pay offered may vary depending on job related knowledge, experience, education, and location.  In addition to these factors, we believe in the importance of pay equity and consider internal equity of our current employees as part of any final offer.
