Tenant Improvement/Special Projects Director of Preconstruction

The Chief Estimator is responsible for all aspects of estimating the most complex Tenant Improvement (Retail, Restaurant, Office, Hospitality) and Special Projects (Seismic, Public Work, Healthcare, Life Science, Institutional) including pre-construction, hard bids, negotiated bids, budgets, general conditions, systems studies and comparisons, value engineering, subcontractor relations and staying abreast of industry developments applicable to estimating.  

This person will plan, coordinate and direct the estimating functions, including administering operating budgets, staffing, work assignments, salary, and etc.

The Chief Estimator will develop and implement all department standards and procedures, and is responsible for the review of all final estimate packages to ensure accuracy and completeness from our Special Projects Division.

Responsibilities

    • Review project plans, requirements, and specifications, and explain plans and contract terms.
    • Implement safety programs, coordinate logistics, testing, and inspections, and lead weekly meetings.
    • Prepares detailed quantity surveys and conceptual cost estimates from the early conceptual phase through construction plans.
    • Prepares variance summaries between estimates.
    • Prepares an in-house budget and GMP
    • Oversees subcontracting process, prepares detailed bid package estimates by trade, and assists with the preconstruction team to develop written bid packages.
    • Prepares quantity take-offs and applies unit pricing for material and labor to establish a value for the work.
    • Understand the full scope of the project through document review and asking questions of the design team and owner.
    • Manages Subcontractor solicitation & selection process.

Requirements

    • 15+ years of experience
    • Expert in knowledge of construction costs and principles
    • Exceptional Math skills(calculus, statistics) and Financial Analysis
    • Bachelor’s Degree in Civil Engineering and/or Master's degree in and/or Construction Management /Civil Engineering desirable
    • Proven Analytical in the areas of problem-solving, quality focus investigative skills in process improvement.
    • Estimating experience (EIFS, quantity takeoffs, purchasing accounting; engineering design knowledge, and project management experience )
    • Solid computer skills with a working knowledge of Construction Management Software Technology Programs, such as AutoCAD, On Screen Take-Off as well as MS Office, including Outlook, Project, Excel, and Word.
    • Advanced understanding of construction, processes, systems, and codes.

$180,000 - $200,000 a year
