The Property Manager will oversee day to day operations at Los Angeles’ premier luxury residential property, 8500 Burton Way, ensuring the Caruso standards are upheld at all times.  Responsible for all aspects of property management from achieving and maintaining occupancy goals, resident retention, managing expenditure in-line with budget and financial reporting, supporting Concierge towards best-in-class resident service levels, and optimizing performance in all areas (Parking, Security, Engineering, Housekeeping, Landscaping).  The Property Manager will manage property operations with efficiency, professionalism, and sound business decisions, while ensuring the property meets Caruso’s high-level of expectations at all times.  

Essential functions and responsibilities:

    • Manage, coach, and inspire direct reports to achieve daily tasks and goals
    • Leasing: tour prospective residents, consistently completing follow-up and tracking
    • Maintain a stable occupancy according to budget, while achieving rental growth
    • Regularly inspect the property and enforce policies in accordance with Caruso company standards and California law
    • Approve all applications and counter sign residential lease agreements
    • Ensure all residential information is entered into RealPage accurately
    • Develop good working relationships with vendors and walk areas regularly to ensure standards are being met
    • Manage financial responsibilities, including forecasting/budgeting, reporting, final account statements, posting and collecting rents, expense management
    • Provide accurate financial reports to SVP, Hospitality
    • General oversight of resident experience including move-in and move-out; provide best-in-class service to residents with a focus on innovation
    • Consistently communicate and develop rapport with residents, work to resolve any concerns in a timely and attentive manner
    • Maintain a high-level of resident satisfaction.  Organize regular events and submit surveys.
    • Keep up with market trends, best practices and competition (both online and under development)
    • Assist with leasing when necessary; including touring prospective residents and following the leasing steps of success, as well as receiving and returning leasing calls/emails
    • Will assist SVP, Hospitality and provide expertise on future projects on an as needed basis
    • Create marketing strategies 

Qualifications required:

    • Minimum of five years hospitality, real estate or property management experience Positive, proactive work ethic and approach
    • Passionate about providing exceptional service
    • Strong written and verbal communication skills
    • Self-starter with initiative, team spirit and positive outlook
    • Ability to multi-task & prioritize workload
    • Proven problem-solving and interpersonal skills
    • Detail oriented
    • Possess the ability to be creative, flexible and think “outside the box”
    • Solid judgment
    • Proficient in RealPage, Microsoft Word, Excel and Outlook
    • Work well under pressure, meeting multiple deadlines.  Demonstrate cooperative behavior with colleague and supervisors.  Under no circumstances will non-cooperative behavior be tolerated

Physical demands and work environment:

    • Software Knowledge:  Microsoft Word, Excel, PowerPoint, Outlook, Go Concierge,  RealPage, JD Edwards, Premisys (access card system), Doorking (call box system), Handytrac(key system)
