The Leasing Coordinator is responsible for identifying potential tenants for Caruso properties. The position entails a significant amount of market research, contact generation, and information gathering to ensure tenants are on brand and fit the overall merchandising strategy of each individual property.  In addition, the Leasing Coordinator will be part of and support the overall leasing team. While focused on introducing new retail and restaurant concepts to the portfolio, the Leasing Coordinator will also assist in generating leasing presentations, coordinating tenant meetings, budget tracking, and preparation for major Leasing conferences such as ICSC.

    • Manage EVP of Leasing meeting/travel calendar and expense reports
    • Assist EVP of Leasing with generating leasing presentations and site maps
    • Assist SVP of Leasing with budget tracking of both new and existing deals
    • Support the SVP of Leasing with expense reports
    • Schedule and organize meetings/events and manage agenda and action items
    • Identify and prospect tenants that fit within the Caruso Affiliated brand for the individual properties
    • Provide insights and suggestions on new concepts in the retail and restaurant industries and make appropriate recommendations on tenants to enhance the value of the portfolio
    • Prepare status reports
    • Assist with sending tenants required documents (i.e. site plans)
    • Prepare and assemble leasing materials
    • Creates and maintains new resident files
    • Assists with all move-in and move-out procedures
    • Monitor and track lease roll-over schedules
    • Develop occupancy projections and budgets for prospective deals
    • Assist with screening leasing calls and general leasing emails
    • Update tenant call lists and task lists for development projects
    • Attend tenant and industry events (i.e. tenant openings)
    • Manage third party contact lists including brokers, in-house leasing representatives, and company CEO’s
    • Read fashion publications daily (Racked, WWD, Chain Store Age, New York Times Style Section)
    • Gain a basic understanding of lease negotiation and lease administration

    • Microsoft Office (Word, Excel, PowerPoint, Adobe Reader, Internet)

Education

    • Bachelor’s Degree required

    • Knowledge of current retail and fashion trends
    • Ability to forecast future needs of the department 
    • Knowledge of unique and emerging retailers and restaurants
