CIC St. Louis is looking for a highly capable, self-directed individual to manage both facilities operations and community engagement for our innovation campus. This role blends the responsibilities of property management and facilities maintenance with community operations and client services. The ideal candidate will have strong managerial experience in both operational and client-facing capacities, ensuring the seamless operation and enhancement of our office and lab spaces while fostering a dynamic and engaged community environment.

YOUR DAY-TO-DAY WORK
In this role, you will lead a team to ensure the efficient operation, maintenance, and client service experience for CIC’s South Sarah Street location. You will oversee mechanical, electrical, and plumbing systems while also managing office setups, client interactions, and community initiatives. Reporting to the Director of Operations, you will be responsible for the productivity and professional growth of your team and will collaborate with various internal and external stakeholders to maintain a well-functioning space and supported client community.

Facilities & Property Management

Oversee the maintenance and efficient operation of all mechanical, electrical, and plumbing (MEP) systems.
Oversee regular inspections of the building, grounds, and systems, ensuring compliance with safety and operational standards.
Manage vendor relationships, contracts, and service agreements for maintenance, cleaning, and safety systems.
Support capital improvement projects and help coordinate tenants finish construction with contractors.
Manage security access and ensure compliance with safety and emergency protocols.
Manage operating budgets, invoices, and recurring billings related to property expenses.

Community & Client Services

Lead the Community Operations team to deliver exceptional service to clients, including office setups, move coordination, and troubleshooting IT or operational challenges.
Foster strong relationships with tenants and ensure a friendly, welcoming, and professional environment.
Engage clients through community-building events and initiatives that enhance collaboration and innovation.
Handle escalated client concerns, ensuring a high level of satisfaction and proactive problem-solving.
Monitor and maintain inventory levels of office furnishings and supplies, coordinating timely orders and deliveries.
Team Leadership & Operations ManagementManage, coach, and develop a team responsible for facilities and community operations.
Conduct performance evaluations, provide training, and ensure team members have the resources to succeed.
Oversee team workload and morale, advocating for resources and support as needed.
Research and implement new vendors, services, and process improvements to enhance operations.
Maintain documentation of operational tasks, policies, and best practices to support smooth facility and community operations.


ABOUT YOU
The ideal candidate for this hybrid role is a proactive leader with a blend of technical expertise in facilities management and a strong aptitude for client services and community engagement. You should be comfortable managing both infrastructure and people, balancing operational efficiency with fostering an engaging and collaborative work environment.


YOU HAVE
A High School Diploma or GED (additional trade certifications or a Bachelor’s degree preferred).
At least 3 years of experience in facilities or property management, with knowledge of MEP systems in a commercial setting.
1-2 years of managerial experience, leading teams in a fast-paced environment.
Strong organizational and time management skills, with the ability to handle multiple projects simultaneously.
Excellent communication skills, both written and verbal, with a talent for building strong relationships.
Availability to work standard business hours (Monday-Friday, 8am-5pm) with flexibility for 7AM start as needed.
Basic computer literacy, with familiarity in work order systems and project management tools.
Physical Requirements:Ability to lift a minimum of 50 lbs and perform tasks requiring bending, crouching, climbing, and standing for extended periods.
Comfortable working in an environment that requires both hands-on maintenance work and professional office interaction.

• Starting compensation is $80,000.
