POSITION PURPOSE:
The porter for residential properties is responsible for maintaining the overall appearance and cleanliness of the assigned building(s) during working hours and in compliance with company standards.

ESSENTIAL FUNCTIONS:

    • Routinely inspect and clean all common areas of the building. Common areas include but not limited to stairwells, hallways, elevators, common area restrooms, exterior of building, parking garage, building lobbies and exterior sidewalks. Report any issues, problems and deficiencies to the property management team.
    • Must be able to perform miscellaneous tasks as needed such as changing light bulbs, moving furniture or objects, clean windows, stairs, restrooms, corridors and all other common areas of the building.
    • Day porter is on call during daily working hours to clean up reported spills and trash as needed.
    • Clean all common area restrooms and stock with paper products periodically throughout the day.
    • Keep accurate records of inventory and provide checklists for property management to order to janitorial products.
    • Communicate in English clearly with property management team and tenants.

NON-ESSENTIAL FUNCTIONS:

    • Provide follow-up on actions in response to tenant and management requests.

SUPERVISORY RESPONSIBILITIES:

    • None

EDUCATION/EXPERIENCE REQUIREMENTS: (including certification, licenses, etc.)

    • Custodial experience preferred. Knowledge of real estate/property management/land development is helpful.

KNOWLEDGE, SKILLS AND ABILITIES:

    • Manage excellent customer service and monitor service request turnaround and responsiveness.

PERFORMANCE METRICS:

    • Accuracy of work product.

Actual base salary considers several factors including but not limited to geography, job-related knowledge, experience, and budget. The start of the salary range is typically associated with the minimum experience required.
