The Assistant Construction Manager is responsible for supporting the Construction Manager in the overall construction of the assigned development asset. This includes ensuring safety and quality standards, scheduling and timing of vendors and subcontractors, cost controls, and resource forecasting and management, along with general direction and management of construction activities under the supervision of the Construction Manager.  

ESSENTIAL FUNCTIONS:

    • Coordinate, schedule and participate in onsite coordination meetings with various subcontracting trades for successful implementation and execution of work in the field, inclusive of taking/distributing of minutes to involved participants in a timely manner.
    • Assist with the distribution and implementation of RFI’s and Bulletins to various subcontracting trades/foremen in the field.
    • Manage document control to maintain an updated set of Construction Documents onsite, which shall include indexing of bulletin issuance plans and posting of RFI’s.
    • Participate and/or manage selected subcontracting trades in ongoing day-to-day activities and implementation of contracted work and coordination with other affected/impacted trades.
    • Coordinate and manage local utility agency installation for a smooth interface with/into the project.
    • Coordinate with local AHJ inspections including walking with Inspectors and provide supporting documentation if requested by AHJ Inspector.
    • Assist with the implementation of the company safety procedures and protocols onsite.
    • Assist in the review process of various subcontracting trades shop drawings and interact/coordinate with Design Team for timely responses.
    • Establish and maintain a working relationship with the design team to assist in obtaining timely response to time-sensitive RFI’s and/or submittals.
    • Assists in the preparation of job schedules.
    • Reviews drawings, budget, schedules, and other project-related matters with Jobsite superintendent.
    • Negotiates change orders with subcontractors.
    • Works with governmental agencies to aid project success or resolve job problems.
    • Shares job cost responsibility through monitoring budgets and schedules resolving problems and writing job cost and status reports.
    • Works to optimize team effectiveness and helps coordinate project team.
    • Develops and maintains productive working relationships with team and company personnel.
    • Confers with supervisor in reviewing schedules and cost decisions when necessary.
    • Initiates meetings to keep supervisor informed of project status and progress

EDUCATION/EXPERIENCE REQUIREMENTS:

    • Bachelor's degree in a construction-related field, such as architecture or structural engineering
    • 3+ years experience in building or construction-related field
    • Experience working with general contractors and subcontractors

ABOUT YOU:

    • Understanding of building codes and regulations related to construction projects and real estate development
    • Knowledge of general construction project management principles and practices
    • Prior experience working with general contractors and subcontractors in various industries
    • Experience with MS Project
    • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.
    • Ability to apply mathematical operations to such tasks as frequency distribution, reliability and validity, analysis of variance, correlation techniques, sampling theory, and factor analysis.

    • Actual base salary considers several factors, including but not limited to geography, job-related knowledge, experience, and budget. The start of the salary range is typically associated with the minimum experience required. At CIM, base pay is one part of the total compensation package. This role is eligible for bonus pay in addition to base salary. The anticipated base salary range for the position in Los Angeles, CA, is $90,000 - $120,000.
