About the Role

As a Senior Facilities Technician, your core responsibility is to maintain, organize, and ensure the cleanliness of facilities and the property while adhering to relevant codes, regulations, and safety standards. You will demonstrate various trade skills such as carpentry, plumbing, electrical work, and painting for repairs and maintenance. You will also perform routine HVAC system maintenance, troubleshooting issues such as thermostat malfunctions or refrigerant leaks, and conducting regular inspections to ensure safety and efficiency. Additionally, you will oversee contractors under the guidance of the Facilities Manager.

Responsibilities:

● Respond and attend to repair requests.
● Visually inspect tools, equipment, or machines.
● Identify, locate, and operate all shut-off valves for equipment and shut-offs for buildings.
● Support Facilities Engineering Lead in maintaining inventory, parts, and supplies as needed.
● Assure that each day’s activities and problems are communicated to the other shifts using approved communication programs and standards.
● Display proficiency in any one of the following categories, above average skills in two more of the following
categories, and basic skills in the remaining categories: air conditioning and refrigeration, electrical, mechanical, plumbing, pneumatic/electronic systems and controls, carpentry and finish skills, kitchen equipment, vehicles, energy conservation, and/or general building management.
● Display solid knowledge and skill in the safe use of hand and power tools and other materials required to perform repair and maintenance tasks.
● Assist with surface preparation and painting, minor drywall and wood trim repair, light bulb and A/C filter
replacement, and the complete and thorough clean up of the painting or repair area.
● Follow all company, safety, and security policies and procedures; report any maintenance problems, safety hazards, accidents, or injuries; complete safety training and certifications; and properly store flammable materials.
● Develop and maintain positive working relationships with others, support the team to reach common goals, and listen and respond appropriately to the concerns of other employees. Speak with others using clear and professional language.
● Move, lift, carry, push, pull, and place objects weighing less than or equal to 50 pounds without assistance and heavier lifting or movement tasks with assistance.
● Identify deficiencies in building equipment and/or end-of-life periods and report recommendations to the Facilities Manager.
● Perform routine maintenance tasks on HVAC systems, including cleaning, lubricating, and replacing parts as needed.
● Troubleshoot HVAC systems to identify and resolve issues such as malfunctioning thermostats, refrigerant leaks, or faulty electrical components.
● Conduct regular inspections of HVAC systems to ensure they are operating efficiently and in compliance with safety regulations.
● Respond promptly to tenant requests for HVAC repairs or maintenance and provide courteous and professional service.
● Maintain accurate records of HVAC maintenance and repair activities, including work orders, inspection reports, and parts inventory.
● Assist with general building maintenance tasks, such as painting, plumbing repairs, and electrical work, as needed.
● Participate in emergency response procedures, including after-hours on-call rotation, to address urgent maintenance issues or tenant concerns.
● Collaborate with property management staff and external contractors to coordinate major HVAC repairs or upgrades.

Ideal Background:

● Education: High School diploma, certifications in Mechanical/Electrical engineering, or related discipline a plus
● Experience: 5+ years of relevant experience with operating and maintaining building equipment
● Working knowledge of Mechanical and Fire Systems preferred
● Proficiency in CMMS or related work order management systems preferred
● Proficiency in G-Suite & Microsoft Office (Word, Excel) preferred
● Ability to maintain professional and personal relationships
● Bilingual English/Spanish a plus
