The Construction Project Manager is an experienced construction professional with a track record of completing construction projects on time, within budget and scope. In this role, the Construction Project Manager is critical in delivering on Havenpark's mission of providing caring communities to our residents through monitoring and reporting on the planning and execution of capital projects across the portfolio. In addition, this individual works directly with the field teams and Havenpark stakeholders to maintain the communities according to the required standards. This position supports the field teams in their endeavors to improve and maintain each community. Lastly, this person acts as the main reporting source for status updates on all projects in the portfolio.

Responsibilities

    • Monitor capital projects to ensure quality, scope, and budget requirements are met
    • Review requests for additional spend
    • Establish and maintain standards of workmanship for specific projects and regions
    • Assist the field teams in executing capital projects
    • Prepare detailed reports on the status and completion of capital projects
    • Track in-progress/completed projects and their future maintenance schedule
    • Build out 3-5 year capital project schedules
    • Assist the field teams in identifying future projects and establishing capital budgets
    • Maintain each asset to standards set by Havenpark and its stakeholders
    • Coordinate with lenders to understand the scope and timing of each lender-required repair
    • Collaborate with field teams to schedule and execute each lender-required repair within the required timeframe
    • Regularly update lender on the status of repair projects
    • Work with field teams to ensure that inspections and maintenance of the property are scheduled and executed properly
    • Collaborate with Community Managers to ensure that all capital projects are completed within the desired timeframes from a budget standpoint
    • Actively demonstrate and reinforce Havenpark's values, work processes, and policies 
    • Must exhibit traits consistent with company values and lead team members to do the same
    • Ensure that all work processes are followed, and that work is done in compliance with Fair Housing laws, rules, regulations, and policies
    • Take immediate action to correct any practices that are inconsistent with Havenpark's values

Qualifications

    • Experience:
    • Minimum of 5 years of project management experience
    • Project management certification preferred (PMP, CCM, CPC, or equivalent)
    • Manufactured Housing experience preferred
    • Physical Demands: Occasional exposure to wet/and or humid conditions; the employee will occasionally lift packages up to 20 lbs.; frequently required to walk; frequent exposure to outside weather conditions.
    • Travel: 50% or more
    • Skills: Excellent written and oral communication skills.
    • Additional Requirements:
    • Knowledge of federal, state, country, and municipal laws and regulations relating to general construction projects
    • Track record of delivering both individual and team results
    • Track record of consistently completing projects on time, within budget, and within scope
    • Proven success as a leader and working across multiple functions
    • Experience in budget creation preferred
    • Ability to solve problems and innovate when needed
    • Ability to learn and apply new information quickly
    • Recover quickly from setbacks
    • Ability to coach, counsel, motivate, develop, and inspire others
    • Knowledge of property management software preferred
