Role Overview:

We are seeking a dynamic individual to lead our Property & Leasing Management team in Germany. The ideal candidate will have a proven track record in MFH property management, with a keen understanding of the local real estate market and a passion for delivering exceptional service.

You will manage the day-to-day operations of one or several MFH portfolios. The Property & Leasing Manager will play a pivotal role in ensuring the overall success and profitability of the current and upcoming real estate portfolios while maintaining high standards of property management practices. Effective communication and a strong understanding of residential asset class real estate operations are essential for success in this role.


1. Property Operations:
- Define asset-level lettings strategy, including local market / competitor analysis and pricing 
- Resident Relations: Oversee resident relations, ensuring a positive experience for residents and addressing any issues or concerns promptly.
- Leasing Activities: Monitor leasing activities, including setting rental rates, negotiating leases, and ensuring properties are leased in a timely manner.
- Maintenance and Repairs: Ensures that the appearance and physical aspects of the properties meet the Company’s and owner’s established standards through routine site and safety inspections, and communicates concerns and requests for capital as needed to provide for the physical upkeep of each property in the portfolio.
- Coordinates work activities and services from vendors, consultants, and other contractors as needed by researching and identifying needs, negotiating contracts, monitoring progress, processing invoices, and ensuring open communication between consultants and Company project team members. 

2. Financial Management:
- Budgeting: Develop and manage property budgets, ensuring that expenses are within budgetary constraints.
- Rent Collection: Oversee rent collection processes, ensuring timely and accurate collection of rent and other fees.
- Financial Reporting: Prepare and present financial reports to Asset management and investors.

3. Risk Management and Compliance:
- Legal Compliance: Ensure that properties and tenancies comply with local, state, and federal regulations, including fair housing laws and building codes.
- Risk Mitigation: Identify and mitigate potential risks related to property management, such as liability issues or safety concerns.

4. Team Leadership and Management:
- Supervision: Oversees the appropriate and adequate staffing at each portfolio of assets and supervises the acquisition, development, and management of the portfolio team members.
- Training: Provide training and development opportunities for team members to enhance their skills and knowledge.
- Performance Management: Evaluate and manage the performance of the property management team, set goals, and provide constructive feedback.

5. Property Marketing and Promotion:
- Marketing Strategy: Reviews, analyzes, and interprets market data to identify emerging trends that may impact the performance of the portfolio, and works with the resident managers and others to develop and implement market plans that drive occupancy and revenue growth.
- Vacancy Management: Minimize vacancies through effective marketing and leasing efforts.

6. Strategic Planning:
- Portfolio Optimization: Participate in strategic planning for the real estate portfolio, making recommendations for property acquisitions, disposals, and improvements.
- Performance Analysis: Analyze property performance data to identify areas for improvement and optimization.
- Completes various financial, administrative, and other reports and analysis, and performs other duties as assigned or as necessary.

7. Communication and Relationship Building:
- External Stakeholder Communication: Maintain effective communication with investors, owner communities and other stakeholders.
- Internal Stakeholder Communication: Align with and report to all interlinked departments, e.g. Acquisitions, Construction, Asset Management and Accounting.
- Vendor Management: Build and maintain relationships with contractors, vendors, and service providers.

8. Technology and Systems:
- Technology Implementation: Stay abreast of property management technology trends and implement relevant tools and systems to streamline processes.
- Data Management: Ensure accurate and secure data management, including tenant records, financial information, and property documentation.
