Are you a Civil Engineer, Construction Project Manager or experience Land Development professional looking to join one of the most active Real Estate Developers in the Triangle and Carolinas?

We are currently seeking a civil engineer with industrial, office or multifamily development experience to join our client's growing team in Raleigh, NC. This position will be responsible for the site feasibility/due diligence (zoning, entitlements, utilities, wetlands, geotech, etc.) for new land acquisitions as well as the overall management of new developments (both speculative and build to suit), building acquisition due diligence, tenant improvements and capital improvements of our existing assets. This is the ideal opportunity for someone that wants to play a significant role in the growth of the Raleigh market for our client.

Key Responsibilities

    • Land Analysis/Acquisition
    • Investigate site feasibility with the deal lead.
    • Conduct site due diligence – zoning, entitlements, utilities, wetlands, Geotech, etc.
    • Determine permitting procedures / timing.
    • Assist the development team with planning and building layouts.
    • Initiate conceptual development pricing – infrastructure, mass grading and shell buildings.

    • Preconstruction
    • Identify the appropriate and qualified designers and contractors for the project.
    • Prepare specifications and bid instructions as necessary.
    • Solicit bids from multiple contractors (depending on size and complexity).
    • Analyze contractor pricing and assess risk.
    • Work with the design team to verify the design and construction of the project will meet the desired budget and all applicable regulations.
    • Conduct value-engineering analyses as needed.
    • Select a contractor based on price, scope, schedule, and experience.
    • Review plans and specifications.
    • Execute the contract and commence the project.

    • Construction
    • Review the contractor’s project schedule and confirm vendor scope and timing.
    • Coordinate with utility companies to verify service availability and timing.
    • Create and regularly update the project’s financial workbook.
    • Conduct weekly project meetings with the contractor and all other applicable stakeholders to confirm all parties are staying on task with respect to time, money, and decisions.
    • Communicate regularly with the contractor to proactively resolve any issues or questions.
    • Verify that the property is kept clean, safe, and free from damage.
    • Confirm that the work meets the intent of the construction documents.
    • Coordinate all change orders with contractor and client.
    • Track the project budget.

    • Ability to analyze data, problem solve, and make timely decisions and recommendations.
    • Ability to perform multiple time-sensitive tasks concurrently.
    • Ability to build strong relationships and communicate clearly and professionally with internal and external stakeholders including regulatory officials and other government bodies.
    • Well organized and a strong attention to detail.
    • Ability to read, analyze, and interpret construction documents and legal documents such as leases, construction contracts, management agreements, etc.
    • Must be able to lead a team of consultants and contractors through the various phases of pricing and construction.
    • Proficient in Microsoft applications such as Word, Excel, and Project.

    • Education and Experience
    • Bachelor’s Degree required in civil engineering.
    • Minimum of four (4) years’ civil engineering experience working for a civil engineer and/or developer/owner managing industrial, office or multi-family projects.

    • Minimum Physical Requirements
    • The physical demands of the job require the employee to stand, walk, bend, and sit for extended periods of time and occasionally lift, carry, and/or move items.
    • The employee will be required to drive to a property, walk on uneven ground, walk through a construction site, and occasionally be exposed to dust or fumes
