ROLE OVERVIEW
The Manager of Third-Party Site Origination will be involved in early-stage site acquisition and project development efforts. The Manager will work with outside firms to secure site leases by assessing solar land sites and lease negotiation with landowners for solar development. To be successful in this role, candidates should be highly organized and able to manage several partners over multiple states while attaining our site origination goals.
The primary responsibility of the role is to support Pivot Energy’s project development efforts by securing land leases with property owners in solar markets throughout the United States. The Manager of Third-Party Site Origination will be responsible for the following items, among others, and will be provided with the tools and resources to succeed and grow within the role.
PRIMARY RESPONSIBILITIES
- Identify, qualify, and negotiate terms to engage Third-Party Site Originators
- Coordinate with internal Pivot Energy site originators to manage geographic territories and meet monthly targets
- Understand financial parameters for lease values as they pertain to site conditions
- Coordinate with GIS and Marketing to plan and execute direct-mail and cold-call campaigns to prospective landowners
- Evaluate the viability of sites through site visits, desktop diligence review, and analysis of various reports (i.e. environmental, geo-tech, etc.)
- Meet with landowners in person or online on an as-needed basis
- Process leases using a lease check-in process
- Participate in weekly calls with vendors to manage deal flow and lease negotiations
- Upload and maintain detailed prospect and site information in the company CRM database
- Organize and confirm complete site packages are uploaded to Pivot’s databases and project management software
REQUIRED COMPETENCIES
- Minimum 3+ years of experience in land acquisition
- Bachelor’s degree in a relevant field
- Self-starter who can work with minimal supervision who is not afraid to ask questions and take on tasks outside of their comfort zone
- Ability to prioritize tasks and manage complex evaluation processes for a significant number of potential sites to inform sound site selection and decision-making
- Excellent verbal and written communication skills
- Positive attitude and ability to enhance the company’s reputation through interpersonal interactions
- Strong computer skills in all basic programs, Microsoft Office Suite, and Google Earth
- Valid driver’s license and the ability to travel as needed. Must be self-reliant in making travel arrangements and able to visit sites independently.
PREFERRED COMPETENCIES
- Prior Renewable Energy experience
- Understanding of real estate titles, LLCs, tax maps, and parcel identification
- Experience with ARC GIS or similar geographic information systems
- Experience managing 3rd Party origination partners
$75,000 - $130,000 a year
COMPENSATION & BENEFITS
The base salary range for this position is $75,000-$130,000 depending on relevant experience, along with eligibility for the company’s substantial bonus plan, with a target bonus of 20% of annual salary (prorated in the first year based on start date) along with eligibility for a commission plan.
