Position Summary
The Facilities Maintenance Technician is responsible for operating, maintaining, and repairing various systems and equipment within our facilities. This includes HVAC, plumbing, electrical, and general building maintenance. Perform routine inspections, troubleshoot issues, and make necessary repairs to ensure the facility operates efficiently and safely. Additionally, may assist with installing new equipment, coordinating with external contractors, and maintaining an inventory of supplies and equipment needed for maintenance tasks. Strong technical skills, attention to detail, and the ability to work independently are essential for this role.

Essential Responsibilities
· Perform mechanical and electrical planned and demand maintenance activities on manufacturing equipment in and out of a cleanroom environment
· Performs routine building maintenance tasks in one or more fields (e.g. carpentry, electrical, and plumbing)
· Repair minor plumbing issues
· Lighting repairs
· Sheetrock and painting for the office; make ready
· Ensure that work orders are being done on time and correctly closed out
· Maintains appropriate documentation of maintenance schedules, equipment installations, structural repairs, work orders, and other operating reports for the facility
· Responsible for facility inspections, routine maintenance, and safety checks and reports on a basis to be determined
· Continually monitor the building and property for any potential safety or trip hazards
· Assist third-party mechanical vendors as needed

Minimum Qualifications
· High school diploma or GED
· 3-4 years of experience in a facilities maintenance group
· Experience working in a GMP / FDA-regulated industry
· Understanding of Good Documentation Practices
· Experience with Maintenance Safety practices and protocols
· Experience using basic hand and power tools, and electrical troubleshooting
Skills, Abilities & Other Requirements
· Ability to use shop equipment such as sanders, drill press, forklift, and scissor lift
· Ability to perform new electrical installations for industrial equipment and repair existing electrical systems in an industrial setting
· Ability to work safely by following policies and procedures in an industrial environment
· Effective communication skills are required; Must have a basic command of the English language, both written and verbal
· Familiarity with OSHA safety standards and regulations
· Excellent critical thinking skills and strong attention to detail
· Basic computer and report writing skills; familiarity with Upkeep or other CMMS is preferred
· Ability to lift and manipulate heavy objects
· Good time-management skills
· Ability to work at heights using ladders and man-lifts
· Able to work alone and in a team environment
· Ability to respond to issues after hours and during weekends, with limited supervision
· Bilingual Spanish/ English preferred

Working Conditions
· Temperature-controlled warehouse and manufacturing plant, outside activities are required, will be exposed to hot & cold weather climate conditions
· This position may be required to work < 5% at off-site facilities within the Greater Houston area
· Gowning to enter the ISO 7 cleanroom environment
· Use additional PPE correctly
· Be exposed to dust, gas, or fumes
· Be exposed to marked changes in temperature or humidity
· Must be mobile to access equipment locations on the roof
· Must be able to work in a controlled/cleanroom environment
Physical Requirements
· Maintaining body equilibrium and agility to prevent falling when walking, standing, crouching, ascending, or descending stairs
· Bending the body at the waist, the legs at the knees, and extending arms and hands in any direction in a repetitive manner
· Climb
· Reach arms above shoulder level
· Crouch/stoop
· Standing and walking for long periods, up to an entire shift
· Ability to bend and lift heavy materials 60+ lbs. repeatedly throughout a single workday
· Typing, punching, or applying pressure to an object with fingers and palm
