POSITION OVERVIEW:  
We are seeking a skilled and professional Warranty Service Technician to support post-occupancy warranty repairs for newly built condominium units. This role is essential in delivering a positive homeowner experience and ensuring compliance with Tarion New Home Warranty standards in Ontario.
 
The ideal candidate has strong hands-on repair skills, judgment to assess warranty coverage, and a customer-first mindset. You’ll work independently to complete repairs (primarily drywall, paint, caulking, minor plumbing/electrical), and may coordinate with trades when outside your scope.
 
This is a contract role; candidates must provide their own tools and have reliable transportation.

RESPONSIBILITIES:

    • Conduct walk-through assessments such as pre-PDI/QC inspections and review homeowner-submitted deficiencies via online portal
    • Respond to and complete service work orders and warranty related issues per Tarion guidelines
    • Evaluate each request for warrantability based on Tarion guidelines
    • Communicate with homeowners to understand concerns, provide clear explanations regarding coverage or limitations, and approach all interactions with professionalism and empathy
    • Independently perform a wide range of in-suite repairs, including but not limited to: drywall patching and painting, caulking and grouting, minor flooring repairs, trim and millwork adjustments, door and hardware fixes (e.g., hinges, handles, locks), cabinet alignment, minor tile repair or replacement, and light plumbing and electrical tasks such as fixture replacements, faucet repairs, and switch/outlet adjustments
    • Conduct final homeowner walkthroughs and obtain sign-off on completed work
    • Where needed, assign and oversee third-party trades for repairs beyond your scope
    • Maintain accurate digital records of all work, issues, and follow ups
    • Ensure safe, clean, and respectful work environments at all times, especially in occupied units
    • Physically capable of transporting, maintaining and setting up tools, materials, and equipment safely across job sites with general on-site mobility
    • Maintain all personal tools and equipment in good working condition
    • Provide occasional support with material orders in coordination with the Customer Care team
    • Represent the brand professionally in every homeowner interaction
    • Other duties as required

QUALIFICATIONS:

    • High school diploma required; post-secondary training in construction or a skilled trade preferred;
    • Certifications in carpentry, plumbing, electrical, or general maintenance are assets;
    • 5+ years of experience in residential construction, maintenance or general repair work;
    • Strong hands-on repair skills across drywall, paint, trim, tile, caulking, minor plumbing/electrical;
    • Familiarity with Tarion Warranty standards and residential building practices is an asset;
    • Excellent communication skills and professionalism in homeowner-facing situations;
    • Organized, self-motivated, and able to work independently;
    • Must have own tools, a valid driver’s license, and reliable transportation;
    • Comfortable using digital tools to track work and update service requests.
