The Head of Operations, Netherlands is responsible for the operational performance and management of a number of assets and operating platforms within a specific territory within the Nido Living portfolio. The main duties will be the overall Property management of specific assets, liaising with Funders representatives, Round Hill Capital management teams, building residents, employees, contractors, suppliers, agencies, investors, and other stakeholders.
You will be responsible for the onboarding of any new assets using the Nido Living Onboarding Planner including the recruitment of the residence teams and implementation of SOPs across their portfolio. Also the management of the transition of operational assets which have been acquired or disposed off. The role will include overall accountability for the assets, leading operational audits and liaising with the Residence/ General Managers to complete operational projects.
A keen focus on the assets performance against business plan and reporting. Which will include budget management, purchasing and improving on revenue performance
Key Responsibilities:
· Think strategically both operationally and commercially; have the natural ability to easily communicate your ambitious goals to every level of the organisation.
· Responsible for the strategic running of all operating assets in a particular area/ territory, with the Operations Director as an escalation point. The ability to multi-task and ensure that the performance of several buildings is maximised is key
· Act as a point of contact for the Asset, Investment and Development management team for the territory
· Management of site team managers, who will have day-to-day responsibility of each site-based team including, Administrators, Resident Ambassadors, Maintenance Technician, Housekeepers, Agency staff and Contractors working within each building.
· Assist site based Nido team in their own personal development, and development of strong support functions.
· Assist the Head of Operations and Operations Director with budgets and adherence to budget targets, occupancy commitments and cost plans.
· Ensure that all compliance with the Dutch Rental Law are applied, included but not exhaustive WWS Points, WOZ scores etc.
· Ensure compliance with all agreements and contracts in delivery to residents, suppliers and stakeholders.
· Development of the financial operations model for the asset with the Head of Operations.
· Coordinating weekly, monthly and quarterly reporting from the asset and ensuring its accuracy.
· Above all – controlling costs and maximising profitability in the asset and ensuring successful delivery of the asset management plan is key to the success of this roll.
· Keep abreast of emerging design/environmental/product development issues that may in future impact the business or provide a possible competitive advantage.
· Day to day management of the residence teams within The Netherlands, supporting their learning and development.
Undertake regular Nido Living quality standards audits across all residences.
Ensure that Health & Safety standards of the Dutch residences are adhered to.
Ensure compliance with all agreements and contracts in delivery to residents, suppliers and stakeholders.
