The Serverfarm Vice President of Land Development leads land and utility development efforts and coordinates investment decisions throughout project lifecycles (acquisition, development, design, construction) to deploy critical capacity globally. Supports acquisition and development phases while providing backup capacity for Real Estate and Sales functions.
Key Responsibilities
- Land Development
- Lead greenfield/brownfield site development
- Manage relationships with regional stakeholders for entitlements, incentives, and permitting
- Coordinate entitlement activities across teams and consultants
- Ensure air permits align with energization plans
- Compile development costs for asset proformas
- Utility Development
- Develop energization strategies for new acquisitions and expansions
- Execute utility load studies to evaluate capacity
- Define power delivery timelines for leasing commitments
- Oversee electrical substation design/construction
- Standardize utility substation designs across properties
- Manage utility project budgets and forecasting
- Coordinate specifications and procurement for power delivery
- Negotiate interconnection agreements with providers
- Track and report power delivery status to stakeholders
- Develop risk mitigation strategies
- Establish global best practices for consistent investment decisions
- Customer & Partner Engagement
- Collaborate with internal teams on site selection and technical requirements
- Travel to development locations for stakeholder meetings
- Work with finance on tax incentives
- Coordinate handoffs to design/construction teams
- Define and adapt build-to-suit requirements for key customers
- Monitor industry trends to align with best practices
Required Skills
- Bachelor's degree in Civil Engineering, Urban Planning, Real Estate Development, or equivalent experience
- 10+ years experience in land/utility development
- Experience managing large-scale development projects
- Strong understanding of entitlements, utility development, and project management
- Leadership and relationship-building skills
- Ability to navigate regulatory environments
- Budget management and forecasting expertise
- Experience with interconnection agreements
- Ability to translate technical details into business impacts
- Detail-oriented with strong communication skills
- Capable of managing multiple priorities in fast-paced environment
- Ability to travel 30% to data center locations
$180,000 - $250,000 a year
