The Real Estate Associate will play a critical cross-functional role in evaluating data center acquisition and development opportunities. This position involves building detailed financial models and proformas, conducting investment analyses, and collaborating closely with acquisition, finance, sales, development, construction, and operations teams.
Key Accountabilities
- Build and maintain sophisticated financial models and development proformas in Microsoft Excel to evaluate data center acquisitions and ground-up development opportunities.
- Perform in-depth valuation analyses, including discounted cash flow (DCF), internal rate of return (IRR), and sensitivity analyses to assess risk-adjusted returns.
- Collaborate cross-functionally with acquisitions, capital markets, development, construction, and sales teams to evaluate project feasibility, infrastructure requirements, and revenue potential.
- Assist in drafting and refining investment memorandums and executive presentations for internal leadership review.
- Conduct market analysis and competitive positioning assessments for potential acquisitions
- Generate and track key underwriting metrics, project milestones, and reporting dashboards to inform executive decision-making and monitor deal pipeline progress.
Required Skills
- Bachelor's degree in Finance, Real Estate, Economics, or related field
- 3+ years of experience in financial modeling and analysis, preferably within real estate investments or acquisitions
- Advanced proficiency in Microsoft Excel for complex financial modeling and Microsoft PowerPoint for investment memorandum
- Strong analytical and problem-solving skills with attention to detail
- Excellent communication and presentation skills
- Growth-oriented mindset with ability to work across functions
$100,000 - $130,000 a year
The listed salary range for this position is an estimate based on the competitive job market. Final compensation will be based on your own individual skills, experience, and location.
