About The Role

We are seeking a highly motivated and detail-oriented Construction Subcontracts Manager to join our dynamic team. In this role, you will be responsible for managing subcontractor relationships, overseeing contract development, monitoring performance, and ensuring compliance with all legal, safety, and quality standards. The Construction Subcontracts Manager will play a key role in supporting project success by ensuring subcontractors meet the necessary expectations related to timelines, quality, and budget.

Responsibilities

    • Contract Management:
    • Pre-Award Activities- Prepare detailed Requests for Proposals (RFPs) outlining scope, expectations, timelines, and terms. Review and evaluate received proposals to select the best subcontractor for the project.
    • Post-Award Activities- Collaborate with Project Management to manage Subcontractor performance; facilitate change orders and amendments as needed; process all subcontractor payments and collect required documentation, including lien waivers; identify events requiring correspondence and Notices, deliver and respond to correspondence related to subcontracts.
    • Performance Monitoring: Track subcontractor performance to ensure they meet project timelines and quality standards.
    • Contract Development: Draft, review, and negotiate subcontract agreements, ensuring compliance with company policies and legal requirements.
    • Change Management:
    • Identify potential changes in scope, schedule, or cost.
    • Review Change Orders through the Approval Process and ensure proper documentation.
    • Mitigate risks associated with changes.
    • Cost Control: Monitor and manage subcontract costs, ensuring they stay within budget.
    • Compliance and Documentation:
    • Ensure adherence to contract terms, safety regulations, and quality standards.
    • Understand and adhere to regions specific regulations, licensing, etc.
    • Maintain accurate records of subcontract documents, correspondence, and approvals.
    • Ensure compliance with Prevailing Wage and Apprenticeship requirements.
    • Relationship Building:
    • Identify, evaluate, and select qualified subcontractors based on their experience, capabilities, and past performance. Ensure compliance with licensing, insurance, and safety standards.
    • Cultivate strong relationships with subcontractors and internal stakeholders.
    • Continuously review market activities and develop relationships with new subcontract partners.
    • Manage subcontracting pipeline to retain subcontractors and attract new partners.
    • Foster open communication channels to address concerns and foster collaboration.
    • Develop relationships with subcontractors in new markets ahead of construction activities, identify top players and attract partners.
    • Reporting and Analysis:
    • Analyze data to identify trends and areas for improvement. Track and report on subcontractors’ workload, performance, project milestones, and budget adherence for resource mapping. Use data and performance metrics to analyze subcontractor performance, identify trends or issues, and provide actionable insights for improving project execution. Prepare regular updates for stakeholders, keeping them informed on progress, risks, and any adjustments required.

Qualifications

    • Bachelor’s degree in Construction Management, Business Administration or related field
    • 5+ years of experience in Subcontracting or Procurement; Solar experience is a plus.
    • Innovative and adaptable, with excellent collaboration, organizational, and time management skills
    • Proven experience in contract management, including drafting, negotiating, administering and tracking contracts with subcontractors.
    • Proficient in reporting project status, subcontractor performance, and budget analysis. Ability to use tools like Microsoft Excel and Contract Management Systems to track and report progress.
    • Proficiency in MS Office Suite and experience with virtual meeting platforms such as Zoom or Teams
    • Time management skills, with the capacity to manage multiple tasks and adhere to deadlines
    • Ability to adapt to changing priorities without compromising the quality of their work

    • Valid Driver’s License, occasional travel to various job sites nationally as required
    • Authorized to work in the United States on a full-time basis
$55,000 - $85,000 a year
Salary will vary depending on your location and job-related skills and experience. This is an incentive-based position with the potential to earn more. For part-time roles, your compensation will be adjusted to reflect your hours.
