As our Building Services Manager, you will operate all aspects of a "life cycle" facility maintenance business for our commercial construction clients through the preconstruction phase to closeout. Every day you will investigate leads for potential work, promote business on behalf of SpawGlass and manage multiple projects efficiently and effectively. To thrive in this role, you should have previous experience as a project manager and/or superintendent, the drive to run a business within the company and the know-how in facility maintenance and renovation projects.

What you'll do

    • Lead acquisitions and project pursuits with supporting studies in industry pricing for proposals and estimates
    • Interpret legal and construction documents and administer the prime contract
    • Develop and maintain the project budget and all associated costs reporting (i.e., forecasts, labor, expenditures, etc.)
    • Supervise and mentor crews within the Building Services team, set project schedule, perform quantity take-offs, facilitate project meetings
    • Prepare subcontracts, purchase and change orders while ensuring contract requirements are met with supporting documentation
    • Respond efficiently and effectively to customer needs in an effort to build lasting relationships for future contact
    • Build and maintain relationships with potential and existing clients
    • Organize your time and workload to run multiple projects at once and ensuring work is executed safely and per contractual specifications within the appropriate testing requirements

What you bring to the team

    • A degree in construction management or a related discipline, or equivalent experience
    • Success with managing multiple finish-out/renovation/building maintenance projects
    • Experience with conducting market research and strategic business development
    • Proficiency with computers and technical applications including construction management software, Microsoft Office, etc.

Essential Functions
You must be able to twist, stoop, bend, squat, kneel, crawl, climb ladders, climb stairs, walk on uneven ground, work above ground on scaffolds, have depth of perception to avoid excavations and other hazards, hear well enough to recognize the sounds of horns and sirens on moving equipment and have good finger manipulation.  There is a constant lifting of 10 lbs., frequent lifting of 25 lbs. and maximum single person lifting of 50 lbs.  For items over 50 lbs. get assistance from a co-worker.  Team members must be able to climb on light or heavy equipment, carry and use hand tools.  There is standing up to seven hours of an eight-hour shift.  Ability to work in outside temperatures from 25 - 115 degrees.
