Responsibilities:

    • Oversee the daily operations of a multifamily apartment complex, ensuring smooth and efficient management.
    • Foster positive tenant relationships by addressing concerns and resolving issues promptly.
    • Organize and host tenant events to enhance community engagement.
    • Monitor rent delinquencies and follow up with tenants for timely collection.
    • Conduct property tours for prospective tenants, appraisers, and inspectors.
    • Serve legal notices as required, including notices to enter (for inspections, repairs, or presumed abandonment), pay-or-vacate notices for nonpayment, and comply-or-vacate notices for lease violations.
    • Develop, manage, and track property operating budgets in alignment with client objectives.
    • Collaborate with Leasing and Marketing teams to generate regular client reports (weekly, biweekly, or monthly).
    • Conduct routine property inspections to ensure high standards of maintenance within budget constraints.
    • Ensure compliance with all local, state, and federal property regulations.
    • Manage tenant communications across multiple channels, addressing inquiries, complaints, and service requests efficiently.
    • Oversee bidding, contracting, and execution of property projects, ensuring adherence to timelines, budgets, and stakeholder expectations.
    • Utilize property management software (currently AppFolio) for handling customer data, maintenance requests, contracts, billing, and more.
    • Identify and implement process improvements to enhance operational efficiency and resolve pain points.
    • Coordinate tenant move-ins and move-outs, including key collection, inspections, maintenance coordination, vendor management, and security deposit processing.
    • Review and approve invoices and bills within the property management system.

Qualifications:

    • High school diploma or GED required; a Bachelor’s degree in Business Administration, Real Estate, or a related field is strongly preferred.
    • Up to two years of experience in property management or a related field preferred.
    • Proficiency with property management software (preferably AppFolio) and strong working knowledge of Microsoft Word and Excel.
    • Excellent communication and interpersonal skills with the ability to engage effectively with tenants and stakeholders.
    • Strong multitasking capabilities with the ability to prioritize tasks independently.
    • A problem-solving mindset with exceptional attention to detail.
$23 - $25 an hour
