We are seeking a reliable, detail-oriented, and customer-focused Part-Time Property Manager to oversee the daily operations of a residential rental property in Berkeley. The ideal candidate will be responsible for managing tenant relations, coordinating maintenance, ensuring lease compliance, and maintaining a high standard of service and occupancy. This is an excellent opportunity for someone with strong organizational skills who is looking for flexible hours in a dynamic property management environment.
Key Responsibilities:
- Serve as the primary point of contact for tenants, addressing inquiries, concerns, and maintenance requests promptly and professionally.
- Coordinate and follow up on maintenance and repair work with vendors and contractors.
- Conduct regular property inspections to ensure safety, cleanliness, and compliance with local housing regulations.
- Manage leasing process, including showing units, screening applicants, preparing lease agreements, and handling move-in/move-out procedures.
- Enforce lease terms and assist with rent collection and late payment follow-ups.
- Maintain accurate records, including tenant files, lease agreements, maintenance logs, and rent payments.
- Ensure compliance with city, state, and federal housing regulations
Qualifications:
- 1–2 years of experience in property management, real estate, or a related field (student housing experience is a plus).
- Strong interpersonal and communication skills.
- Ability to work independently and manage time effectively.
- Familiarity with California landlord/tenant laws and Berkeley rent control ordinances (preferred).
- Proficiency in property management software (e.g., AppFolio, Yardi, Buildium) is a plus.
- Basic knowledge of maintenance processes and vendor coordination.
- Must live locally or within reasonable distance of Berkeley.
- Bilingual (English/Mandarin) is a plus.
$22 - $25 an hour
