Unison commenced operations in 2003 and today invests in real estate and infrastructure hosting wireless and renewables tenants in the United States and Europe. The Company is expanding rapidly and looking for talented, entrepreneurial team members to grow with us. 

 
The Unison team is looking for a detail-oriented Property Manager that can help support our business. The Property Manager will manage and provide day-to-day action related to operations and maintenance of wireless telecommunications infrastructure and renewable energy real estate.  The responsibilities include revenue maximization, expense control, site owner and tenant relations for our real estate portfolio. The Property Manager will develop the annual operating and CapEx budgets and implement the business plan, ensuring net operating income goals are met at the property level.
 
THE JOB:
·       Complete various administrative projects (lease preparation, developing and updating contact lists, preparing service contracts, updating rent rolls).
·       Collecting, maintaining, and updating all information and documentation regarding the Lease Agreements and the Tenants in a tenancies database.
·       Receiving, responding, monitoring, and reporting on any applications from Tenants for works, alterations, or assignment/subletting.
·       Maintaining and reporting on an inventory of fixed assets and other items owned; Monitoring and supervising actions to minimize risks from activities at the Properties.
·       Prepare tenant correspondence as directed (late letters, notices, etc.); Prepare vendor contracts.
·       Develop scopes of work and bid projects as directed.
·       Management and compliance monitoring of the terms of any third-party debt financing secured against the assets.
·       Conduct or manage deliverables from property tours to create action lists for ongoing property maintenance.
·       Assist in monthly reporting package preparation for distribution to partners.
·       Prepare and update lease abstracts, General status reporting of lease agreements obligations by all parties and any other relevant matters.
·       Assist in the preparation of utility billbacks and expense tracking; Assist with the preparation and input of data into operating budgets; Assist in the preparation of annual tax and operating expense reconciliations.
 
 
REQUIRED EDUCATION AND EXPERIENCE:
•      Bachelor’s degree in Business Administration or Real Estate related field is required
 
PERSONAL ATTRIBUTES:
The successful candidate will bring a high level of ethical, intellectual, professional, and personal values that complement the team and company culture, including:
·       A minimum of 5 years of property management experience required.
·       Prior wireless telecommunication property management experience and familiarity with operating a multi-tenant property strongly desired.
·       General knowledge of applicable codes and standards at a local, province, and Federal level for wireless telecommunication infrastructure operations.
·       Practical knowledge of applicable regulations in the field of real estate management, construction law, fire protection regulations, tax issues or environmental protection.
·       Ability to organize and coordinate work efficiently, set priorities, and motivate others to do the same.
·       Ability to work in a fast-paced environment and deal effectively with multiple, simultaneous deadlines and projects.
·       Languages: English – intermediate both written and spoken (B2 level); Spanish - native/fluent
