Overview:

The Reserve Analyst position is responsible for quantifying reserve components for homeowners’ associations including determining the estimated life, remaining useful life, and the replacement cost of each component. This information is used to prepare a Reserve Study Report and Funding Analysis for respective Property Mangers or HOA Board of Directors. The ideal candidate will be provided structural reserve components as outlined in Florida Senate Bill SBD4 by inspecting engineers. The study will encompass structural integrity components as roof, load bearing walls (primary structural members), floor, foundation, fireproofing/fire protection systems, plumbing, electrical systems, waterproofing/exterior painting, and windows. Candidates will be required to perform cost reserve analysis from the information provided over a 10-year life cycle.
Job Requirements
- Performing field measurements of building and site components and/or performing take-offs from plans and satellite imagery.
- Conducting on-site inspections and documenting existing conditions, performing life cycle analysis, and obtaining photographic documentation.
- Preparation of cost estimates and life cycle analysis for Capital Reserve Fund and Deferred Maintenance Fund Analyses.
- Prepare capital replacement reserve funding analyses ('reserve studies') and Deferred Maintenance Fund Analyses in accordance with national standards.
- Coordinating scheduling of inspections as well as report preparation.
Required Qualifications
- Bachelor's degree from a four-year college or university with relevant experience in construction life cycle costs, capital expenditure analysis, Engineering, Architecture or Construction Management or relevant work experience performing capital reserve analysis.
- Excellent written and verbal communication / presentation skills.
- Strong organizational skills and the ability to handle multiple projects at one time.
- Ability to interact in a professional manner with clients and colleagues.
- Ability to attend meetings and events, as needed.
- Proficiency in Microsoft Word, Excel and Outlook preferred; AutoCAD / I.T. skills a plus.
- Ability to work individually or with team members and work collaboratively with other disciplines.
- Ability to work in the field and to travel outside local areas as workload and projects require.
- Ability to read construction drawings.
- Professional report writing skills required.
