JOB SUMMARY
A Regional Property Manager is responsible for ensuring the goals and objectives of ownership are met through the oversight of the operation of an assigned portfolio of buildings.
 
ESSENTIAL DUTIES AND RESPONSIBILITIES
Work with Ownership and Asset Management to identify property goals and objectives
Develop yearly operating and CAPEX budgets
Manage, train and supervise on building managers and conduct annual reviews
Negotiates and/or evaluates contracts and makes recommendations
Conduct frequent site visits to all properties to verify company standards are being maintained and buildings comply with all code and safety requirements; evaluates maintenance, grounds, and housekeeping operations in areas of efficiency
Coordinates property tours and visits as required or requested
Utilize software, including, Office 365, Smartsheets, Yardi, HappyCO,  PayScan, and various other programs, to effectively and efficiently manage the property and the staff to meet the goals of the ownership and company
Implementation of effective cost control, revenue maximization and delinquency management with the assistance of the accounting department to ensure accurate and effective A/R
Approve all invoices for work conducted at the properties to ensure accuracy and completeness in a timely manner
Work with Business Managers on sales/marketing plans
Effectively maximize rental income which will result in high occupancy and competitive pricing through the leasing staff and personal efforts
Ensure all required reports are completed accurately and in a timely manner, as needed
Work closely with Resident Relations to ensure adequate resolutions to residential issues and provide legal oversight
Represent the owner at Rent Board Hearings, settlement conferences, small claims court hearings, director’s hearings, and other legal proceedings
Monitor any building violations and resolve as needed
Project manage small Cap Ex projects as needed
Process move outs and turnovers including updating Yardi and Identifying the disposition of turnovers, then monitoring vendors and Project Managers, as needed to efficiently and effectively complete each project
Provide oversight of the Maintenance staff and other vendors to ensure work is completed in accordance with the contract provisions and work with vendors to meet or exceed the company standards
Attend and present, as requested from the Senior Property Manager, all Resident Manager Trainings.  Also attend all Resident Manager events to support the Greentree Department
All other duties as assigned

Demonstrate the ability to understand financial goals and operate asset in owners’ best interest
Prepare annual budgets
 
QUALIFICATIONS
College degree required
Valid California Driver’s License
Complete and maintain California Certified Resident Manager Certification(CCRM)
2-4 years of experience in property management experience required
Knowledge of computer programs Microsoft Suite required; and Yardi strongly preferred
