GreenTree Property Management (GTPM), a Veritas Investments company, is seeking experienced Lead Maintenance Technician to join our team.
JOB SUMMARY
The Lead Maintenance Technician is responsible for being a team leader and supporting other technicians in performing their work orders including daily quality control, assisting with determining best practices for repairs and onsite training to improve skill sets and efficiencies. The Lead Maintenance technician is also responsible for assessing scope for repairs, performing repairs and change orders, managing project timelines and works closely with skilled trades, resident managers and residents. Ensuring quality control is consistent with Greentree Property Management’s specified standards and materials and ensuring work orders are completed in a timely manner is also a responsibility of the Lead Maintenance Technician.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Team leader supporting other technicians in skill development and scope assessment
Support, quality control and guidance of other technicians for all work orders
Communicate with team members, resident managers, and maintenance supervisor throughout the day
Determine scope applying creative cost solutions, using data, experience
Report on all expenditures, change orders, invoices, billing and purchases for approval and processing
Collaborate with skilled trades to perform work in a cost efficient manner keeping deadlines & schedules
Determines and plans weekly materials, equipment and supply needs
Perform QA/QC inspections of portfolio to prevent and correct any unsafe or damaging conditions
Performs hands-on repairs and maintains portfolio cleanliness
Daily reporting of completed work order, open work order and any issues encountered
Weekly submittal of time sheets, gas mileage and invoices associated with the work orders
Maintains regular contact with residents and skilled trades keeping detailed current system records and documents
Diagnose and claims to perform routine maintenance or repairs as required involving the following: electrical, rough and finish carpentry, tile, carpet and flooring, roofing, gutters, sheetmetal, windows, sliding glass and doors, shutters, doors, cabinets, door hardware and locks, plumbing, gas and sewer systems, water intrusion – roofs, stucco and siding, drywall and paint
Conduct all business in accordance with company policies and procedures and all state and federal regulations (such as Lead Based Paint) ADA, EPA, Fair Housing, HAZCOM Program, OSHA, etc., and perform other related duties or special projects as assigned.
SKILLS AND ABILITIES
Proven experience as lead maintenance technician and able to work well with minimal supervision
Strong understanding of general plumbing and electrical systems
Excellent knowledge of general maintenance processes and methods
Advanced working knowledge of tools, common appliances and devices
Manual dexterity and problem-solving skills
Good physical condition and strength with the ability to lift up to 75 pounds
Ability to prioritize tasks, follow specified procedures and be responsive with emails, calls and texts
QUALIFICATIONS
High school diploma or equivalent; Certificate in building maintenance technology or relevant field a plus
Must complete and keep current on all lead, asbestos, mold certifications and other classes as required.
3-4 years of experience as a Lead Maintenance Technician preferred
Must own and be very familiar with a smart phone and know how to use email
Maintains vehicle and tools
