GreenTree Property Management (GTPM), a Veritas Investments company, is seeking experienced Building Manager to join our team.
JOB SUMMARY: The Property Manager is responsible for ensuring the goals and objectives of ownership are met through the operational oversight of an assigned portfolio of ~400 units and +/- 25 residential apartment buildings.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Works with Portfolio Management to meet the established operational, financial and performance goals and business plans, with guidance from Senior Regional Property Manager (“SRPM”)
Develops yearly operating and capital expenditure “capex” budgets with oversight and guidance from SRPM
Trains and manages building managers; conducts annual reviews
Negotiates and/or evaluates contracts and makes recommendations
Conducts frequent site visits to all properties to verify company standards are maintained and buildings comply with all code and safety requirements; evaluates maintenance, grounds, and housekeeping operations in areas of efficiency
Coordinates property tours and site visits as required or requested
Utilize tech platforms and software to effectively manage portfolio and support staff, including but not limited to: Office 365, Salesforce, Smartsheets, Yardi, HappyCO, PayScan, Violation Radar, and various other programs,
Implementation of effective cost control, revenue maximization and delinquency management with the assistance of the accounting department to ensure accurate and effective A/R
Approves invoices for work conducted at the properties to ensure accuracy and completion in a timely manner
Works with Portfolio Management on portfolio strategy, dispositions/marketing plans
Effectively maximizes rental income with goal of high occupancy and competitive pricing through the leasing staff and personal efforts
Ensures required reports are completed accurately and in a timely manner, as needed
Works closely with Resident Services to ensure adequate resolutions to residential issues and provides legal oversight
With oversight of SRPM, represents the owner at Rent Board Hearings, settlement conferences, small claims court hearings, director’s hearings, and other legal proceedings
Monitors building violations and resolves as necessary
Project manages capex projects as needed with guidance from SRPM
Processes move-outs and unit turnovers including updating Yardi and identifying the disposition of turnovers
Monitors vendors and Project Managers to complete each project efficiently and effectively
Provides oversight of the Maintenance staff and vendors to ensure work is completed in accordance with contract provisions and to meet or exceed company standards
Actively participates at all Resident Manager Trainings; attends all building manager events to support GreenTree
All other duties as assigned

Demonstrate the ability to understand financial goals and operate asset in owners’ best interest
Prepare annual budgets
QUALIFICATIONS
College degree required
Valid California Driver’s License
Complete and maintain California Certified Resident Manager Certification (CCRM)
2-3 years of experience in property management experience required
Knowledge of computer programs Microsoft Suite required; and Yardi strongly preferred
$85,000 - $95,000 a year
