WinnCompanies is looking for a Assistant Property Manager to join our The Knolls Apartments team, a 260-unit affordable housing community located in Orange, CA.

The Assistant Property Manager will assist the Property Manager in managing all aspects of the property including leasing, Accounts Receivable, Accounts Payable, service requests, and customer service.  

Please note that the pay range for this position is $22.00 - $24.00 per hour. This opportunity offers a typical work schedule: Monday through Friday 8am - 5pm (Some weekends as required).

Responsibilities  

    • Monitor collections, post rent payments, enforce the collection policy and initiate legal action when required.   
    • Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, and negotiating lease renewals.   
    • Provide exceptional customer service, respond timely to resident issues and complaints, and promote positive resident relations.  
    • Under the supervision of the Property Manager, assist in all facets of physical and financial Management as needed and assigned. Act as Property Manager in absence of the Manager for specified amounts of time.   
    • Prepare financial reports for the Property Manager as well as resident correspondence.   
    • Monitor the flow of accounts payable from issuing purchase orders to processing invoices.  
    • Interact with prospective and current residents to achieve maximum occupancy. Generate and manage traffic, property tours, leasing apartments, qualifying prospects, following up on prospect leads, preparing lease documentation, completing move-in paperwork and procedures, maintain applicable databases, and ensure tour route, amenity areas and show units are to company standard.  
    • Deliver customer service that exceeds expectations for new and current residents. Educate and implement WinnCompanies programs, processes, and policies to new and current residents as applicable. Review, prioritize and distribute resident service requests as required. May assist with the planning and facilitation of property events.  
    • May assist on-site management with ensuring all marketing documents, supplies, reports, advertisements, and web content are current and updated as necessary based on property, regional or corporate initiatives.  
    • Maintain relationships with area businesses, employers, and real estate brokers to generate new business as well as remain current with local events and hiring trends that may have an impact on the property.  
    • Remain up to date with any/all Federal, State and/or other regulatory requirements and programs.  

Requirements 

    • High school diploma or GED equivalent.
    • Minimum of at least 2 years’ experience in affordable housing and customer service.
    • Less than 1 year of supervisory experience.
    • Experience with various computer systems, including Microsoft Office.
    • Outstanding verbal and written communication skills.
    • Ability to multi-task and manage a very busy office 
    • Strong attention to detail 
    • Highly motivated, independent and a self-starter  

Preferred Qualifications

    • Bilingual in English and Spanish.
    • Associate's degree.
    • Experience in property management.
    • Experience with Yardi or RealPage property management software.
$22 - $24 an hour
