WinnCompanies is searching for an organized and agile Assistant Property Manager to join our team at Summerview Apartments, a 136-unit apartment complex in Modesto CA.

The Assistant Property Manager will support the Property Manager in managing all aspects of a market rate community including leasing, Accounts Receivable, Accounts Payable, service requests, and customer service.

The work schedule is Monday to Friday, 8am to 5pm. This position offers a pay range of $21.00 to $23.00 hourly with no on-site housing.

Responsibilities

    • Monitor collections, post rent payments, enforce the collection policy and initiate legal action when required.  
    • Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, and negotiating lease renewals.  
    • Provide exceptional customer service, respond timely to resident issues and complaints, and promote positive resident relations. 
    • Under the supervision of the Property Manager, assist in all facets of physical and financial Management as needed and assigned. Act as Property Manager in the absence of the Manager for specified amounts of time.  
    • Prepare financial reports for the Property Manager and resident correspondence. 
    • Monitor the flow of accounts payable from issuing purchase orders to processing invoices. 

Requirements

    • High school diploma or GED equivalent.
    • Minimum of 6 months to 1 year experience in leasing and/or property management.
    • Strong experience in Marketing and social media
    • Experience with computer systems, particularly Microsoft Office Suites.
    • Experience working for 100+ unit-apartment complex.
    • Excellent communication skills, both verbal and written.
    • Strong organizational and time management skills.
    • Excellent interpersonal and conflict resolution skills .
    • Strong customer service skills.
    • Ability to multi-task and manage a busy office.
    • Attention to detail.
    • Highly motivated, independent and a self-starter.
    • Willing to learn and grow 

Preferred Qualifications

    • Associate's degree.
    • Experience in property management.
    • Experience with Yardi or RealPage property management software.
    • Real Page or other property manager software experience.
$21 - $23 an hour
