Lead Maintenance Technician (Cherry Point)

WinnCompanies is looking for an adaptable and dependable Lead Maintenance Technician to join our military housing team in Havelock, NC.

In this role, you will provide quality control functions, assist in coordination of subcontracted activities, and assist with training and coaching of maintenance staff. At least half of the time, you will also perform maintenance functions in the community and ensure that all service is performed safely and results in favorable customer feedback.

Responsibilities

    • Perform quality control functions for other team members' work or subcontracted work.
    • Responsible for duties of Maintenance Technicians, Service Order Coordinator, and other Field Supervisors in their absence or as required.
    • Inspect vehicles and equipment daily assigned to the team.
    • Coordinate and schedule contracted work activities.
    • Train and coach maintenance staff.
    • Update property management database and pull reports, including open work orders.
    • Handle issues of a more sensitive nature requiring a high level of customer service skills.
    • Resolve any maintenance-related issues with residents. Escalate issue to supervisor as needed.
    • Respond to service calls and complete change of occupancy maintenance work.
    • Transport, install, and connect stoves, refrigerators, dishwashers, and other electrical and gas appliances.
    • Transport equipment, furnishings, and appliances to job sites. Load and unload trucks. Transport equipment, furnishings, and appliances to job sites.
    • Repair and fabricate window and door screens and frames. Dig, fill, and tamp earth excavations. Operate power blowers or use brooms to clean roof tops, sidewalks, and driveways of leaves and debris.
    • Remove floor tile, sheet vinyl, ceramic floor tile, and plywood. Remove damaged drywall.
    • Respond to and complete on-call after-hours emergency and urgent repairs.

Requirements

    • High school diploma or GED equivalent.
    • Vocational or technical training.
    • 3-5 years of relevant work experience.
    • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy. 
    • Proficiency in carpentry, electrical, plumbing, flooring, or appliances. Ability to qualify as "skilled" based on assessments in all trades.
    • Outstanding leadership and customer service skills.
    • Ability to effectively mentor and train other employees.
    • Ability to plan, organize, and prioritize work while managing multiple assignments and tasks.
    • Basic familiarity with computers and web-based applications.
    • Ability to provide basic tools and equipment necessary to perform daily duties. 

Preferred Qualifications

    • Associate's degree.
    • EPA, Electric, Appliance, or General Contractor certifications.
