Diego Beekman Mutual Housing Association is seeking a detail-oriented Bilingual Maintenance Coordinator to join our team located in the Bronx, NY. You will support the maintenance operations of our team, while serving as the main point of contact for the maintenance team.

This position is offering a pay rate of $31.25 per hour.


Responsibilities

    • Provide office support, including: maintain files and order maintenance supplies on a monthly basis.
    • Handle incoming and outgoing mail.
    • Ensure that work orders are entered promptly, especially for time-sensitive repairs such as violations, HQS, and court stipulations.
    • Schedule all Preventive Maintenance Inspections and Annual Inspections.
    • Track due dates for HPD violation work orders and provide copies to Maintenance Supervisor at least 5 days prior to the certification due date.
    • Track court stipulations to ensure that access is attempted on all access dates.
    • Provide copies of all completed court stipulation work orders to the Assistant Manager.
    • Report all instances of no access to the Maintenance Supervisor and Assistant Manager.
    • Review all completed work orders and issue any lease violations and charges for damages.
    • Ensure that employee time is tracked in the work order system.
    • Receive and record service requests for residents (as needed).
    • Review Unit Availability Detail report to ensure that make ready work orders are issued promptly.
    • Complete the Reserve For Replacement Request.
    • Solicit bids in accordance with company policy.
    • Ensure the property and grounds are well maintained.
    • Implement maintenance programs and controls.
    • Report property incidents, accidents, and injuries in accordance with company policy.
    • Perform other duties as assigned by the Maintenance Supervisor, Director of Maintenance, Property Managers, or Senior Management.

Requirements

    • High school diploma or GED equivalent.
    • 1-3 years of relevant work experience.
    • Experience with computer systems, particularly Microsoft Office applications.
    • Excellent organizational and record-keeping skills.
    • Outstanding verbal and written communication skills.
    • Excellent customer service skills. 
    • Superb attention to detail.
    • Ability to exercise good judgment and apply initiative.
    • Bilingual in English and Spanish.

Preferred Qualifications

    • Vocational or technical training.
    • Associate's degree in a business-related field.
    • Minimum of 1 year of administrative experience.
