WinnCompanies is looking for a Property Manager to join our San Diego Square team, 156-unit affordable housing and elderly community located in San Diego, CA.

Market. Manage. Maintain. These are just a few of the many hats you’ll be wearing in this highly visible role of Property Manager at WinnCompanies! You will oversee all operational aspects of your assigned community. You will be responsible for maintaining your community, supporting its residents, and developing team members all while meeting financial objectives of the owner and management company. 
 
This position is offering a pay range of $26.00 to $27.00 hourly. This opportunity offers a typical work schedule: Monday through Friday 8am - 5pm.

Responsibilities

    • Building positive relationships with prospective and current tenants.
    • Overseeing the timely and successful completion of maintenance requests .
    • Showing properties to prospective tenants and answering relevant questions.
    • Preparing and executing detailed and legally compliant lease agreements.
    • Overseeing all financial procedures including verifying renter income, processing monthly payments, and executing default protocols.
    • Creating organizational systems to support accurate record keeping, efficient financial transactions and prompt renter complaint resolution. 
    • Inspect property conditions and coordinate maintenance activities. 
    • Manage budgets, accounts, rent collections and tenant notices. 
    • Create and distribute marketing materials to attract new tenants. 
    • Maintain organized and updated resident files and records. 
    • Report any problems or issues to the property manager. 

Requirements

    • High school diploma or GED equivalent.
    • Minimum of 1 to 3 years’ experience in property management, affordable housing 
    • Minimum of 1 year experience supervising staff .
    • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
    • Exceptional skills in customer service and conflict management.
    • Strong working experience in  section 8 and tax credit (LIHTC).
    • Knowledge of landlord and tenant laws.
    • Experience with computer systems, particularly Microsoft Office.
    • Experience with Yardi or RealPage property management software.
    • Knowledge of marketing and leasing techniques 
    • Ability to multi-task and manage a busy office 
    • Strong attention to detail 
    • Highly motivated, independent and a self-starter 

Preferred Qualifications

    • Bachelor's degree.
    • Rural Development experience.
    • NAHP – CPL, SHCM, CAM (MA - C3P) certifications.
$26 - $27 an hour
