Operations Platform Management Team is responsible for planning, preparing, and operating platforms required for operations in Woven City.  This position plans, prepares, and operates service platforms required for operations and reports to the Lead of OPM.

WHO ARE WE LOOKING FOR?
This position plays a vital role in defining the ideal future state of customer-centric services in Woven City from a mid- to long-term perspective, and in taking full ownership from planning through execution.

Recognizing the people who "live" in the city as the primary customers, you will work closely with both internal and external stakeholders to reexamine their living environment with a fresh and genuine perspective. Rather than simply filling gaps after the city opens, the aim is to fundamentally improve and evolve the overall living experience.

RESPONSIBILITIES

    • Develop tenant merchandising (MD) plans, i.e. industry mix strategies—and tenant attraction strategies based on the overall functional layout of the city and an analysis of customer needs
    • Create a leasing list of potential tenant companies and make tailored tenant proposals based on the specifications of each commercial unit
    • Design sustainable tenant opening schemes that consider both the essential services required by the city and the business viability (e.g. return on investment) of the prospective tenants
    • Conduct financial negotiations, including rental terms and lease conditions, based on tenant revenue projections and industry-specific occupancy cost ratios
    • Coordinate and negotiate with various internal and external stakeholders—including residents, tenant companies, partners, government agencies, and the city developer—while collaborating with multiple internal teams

MINIMUM QUALIFICATIONS

    • Over 5 years of practical experience in developing and executing retail expansion strategies, or in tenant leasing and move-in/move-out management within mixed-use facilities
    • Native-level proficiency in Japanese, with the ability to negotiate effectively with Japanese companies, and business-level proficiency in English (reading, writing, and speaking)
    • Bachelor's degree in a relevant field or equivalent practical experience
    • A proactive and solution-oriented mindset, capable of proposing logical solutions to unprecedented challenges and translating them into actionable steps
    • A dynamic and energetic personality that thrives in a fast-paced, startup-like work environment
    • Ability to work onsite at Toyota Woven City (Susono) at least once per week

NICE TO HAVES

    • Practical experience in end-to-end involvement—from concept planning to opening and operations—of multiple commercial or mixed-use facilities
    • Hands-on experience in financial modeling for new developments or major renovations of mixed-use properties, including ROI calculations and setting KPIs such as IRR
    • Experience in creating business plans for financial institutions and executing fundraising strategies when launching retail businesses
    • Proven track record in project management related to retail build-out (BC) cost negotiations, subcontractor coordination, and managing handover or restoration processes for second-hand tenant spaces
    • Experience leading new business or regional revitalization projects involving multiple stakeholders, including government bodies and local communities
